Checklist

BUR/PVC Substrate

  • 1. Substrate is clean and ready for roof installation.

  • 2. Plywood sheathing review (review for voids, separation, gaps, splintering, etc.).

  • 3. Confirm sheathing fasteners flush with substrate.

  • 4. Crickets installed.

  • 5. Top of parapet framing slopes inward.

  • 6. Penetrations are flashed in.

  • 7. Penetrations are 8" minimum above finished roof surface.

  • 8. Verify slope to drains.

  • 9. Vent penetrations 18" distance, center to center, from vents, valleys and crickets.

  • 10. Abandoned penetrations at substrate repaired prior to roof installation.

  • 11. 2% slope minimum marked by contractor and verified.

BUR/PVC Membrane Install

  • 1. Substrate is clean and ready for installation.

  • 2. Review roof membrane installation.

Observations

  • Substrate is clean and ready for roof installation.

  • Plywood sheathing review (review for voids, separation, gaps, splintering, etc.). Gaps between plywood sheathing are between 1/8" and 1/4". All issues are resolved prior to the completion of inspection.

  • Confirm sheathing fasteners flush with substrate.

  • Crickets installed in proper locations.

  • Top of parapet framing slopes inward.

  • Vertical penetrations are 8" minimum above finished roof surface.

  • Verify slope to drains.

  • Vent penetrations 18" distance, center to center, from vents, valleys and crickets.

  • 2% slope minimum marked by contractor and verified.

  • Abandoned penetrations at substrate repaired prior to roof installation.

  • Review roof membrane installation.

  • Roof drain accessories installed including grate rings.

  • Built-Up flashing membrane and cap sheet flashing is installed over roofing cement and 8 inches up the vertical wall and fastened at the top. The flashing sheets lap a minimum of 4 inches onto the horizontal deck over the respective horizontal sheet.

  • Ensure all pipe penetrations have proper metal flashings, with mastic and granules around the perimeter of the penetration, and/or collars.

  • Ensure reglets and J-molds are installed in their proper places. Ensure reglet covers all fasteners on the vertical roofing.

  • Built-up target sheets installed at roof drain and roofing cement applied. Sheet metal sheet is installed into the depressed drain area.

  • Base sheet is installed and fastening pattern reviewed. Joints are not within 12 inches of each other.

  • There are no dry laps or fishmouths in the seams.

  • Pipe penetrations have hose clamp and sealant installed, tooled smooth.

  • Condensing units installed on top of platforms.

  • Roof clean of any construction debris.

  • Roof drain strainers are clean.

  • Walk pads are installed.

  • Built-Up deficiencies have been repaired (i.e., cuts, tears, fish-mouths, bubbles, exposed fasteners, and ponding areas).

  • Backer rods and sealant have been installed and applied where necessary.

  • Roof drain clamps are set in a bed of sealant.

  • 2-piece reglet with wind clips is installed. Corners are to be a continuous reglet piece.

  • Metal coping is installed at parapet walls and fastened at 16" O.C.

  • Metal coping corner pieces are to be one piece, mechanically fastened and fully soldered watertight extending 12" each way.

  • Coping butts up against each other with a 4" splice plate centered at the joint.

  • Metal coping end pieces are to be one piece, mechanically fastened and fully soldered watertight with rounded bottom corners.

  • Filler board is installed between the concrete surface and step down at roof transition.
