This check list is to be filled out by the Facilities Managers, Maintenance Engineers or Maintenance Supervisors. Its sole purpose is to evaluate objectively if the property meets, or can meet with minor work done, the minimum structural requirements for being accepted as part of the GSO housing pool.

ELECTRICAL SYSTEM

  • MAIN BREAKER SIZE (Capacidade do disjuntor principal).The size of the main service disconnect for the apartment must compatible to the size of the house. The main breaker must be at least 50 Amps.(A capacidade do disjuntor deve ser compativel com o tamanho da residencia. O disjuntor principal deve ser de no mimino de 50 amps).

  • MAIN FEEDER (Fonte principal) The main feed must be of copper conductor, 10mm2 minimum. Must be compatible with the service disconnect. (A alimentacao principal deve ser de condutor de cobre, no minimo 10mm2. Deve ser compativel com o disjuntor).

  • DISTRIBUTION PANELS (Pain‚is de distribuicao)Properly identified, with cooper bus bars, spare capacity, must meet local electrical code.(Apropriadamente identificado com barramentos de cobre. Disjuntores reserva; deve estar de acordo com as normas técnicas vigentes).

  • OUTLETS and SWITCHES(Tomadas e interruptores).Must be of good quality and in good working condition.(Devem ser de boa qualidade e de bom funcionamento).

  • LIGHT FIXTURES (Luminarias) Must be of good quality and with easily accessible replacement bulbs and parts. Good working condition. (Devem ser de boa qualidade, com lampadas e partes acessiveis para troca).

  • SAFETY GROUNDING(Aterramento de seguranca)Grounding system checklist must be filled separately by electrician.(A lista de checagem do sistema de aterramento deve ser feita separadamente pelos eletricistas).

  • SECURITY LIGHTING(Iluminacao de seguranca)Controlled by photocells, illuminates entrances, porches, around the house and perimeter of grounds.(Controlado por fotoc‚lulas, ilumina entradas, varandas, ao redor da casa e o perimetro do terreno).

PLUMBING SYSTEM

  • WATER PIPES(Canos de agua) Must be either PVC or copper. NO GALVANIZED.(Devem ser de PVC ou cobre. Nao podem ser galvanizados).

  • HOT WATER HEATER(Aquecedor de agua.) Must be compatible with the size of the apartment. (Deve ser compativel com o tamanho da residencia. Must be safely installed, in compliance with codes. (Instalado em segurança e em conformidade às normas técnicas)

  • HOT WATER SUPPLY (kitchen / bedroom) (Fornecimento de agua quente para cozinha e quartos) Central hot water must supply hot water at least to all bathrooms and to the kitchen. Electric showerhead only allowed at churrasqueira and maid's bathroom. (O abastecimento de agua quente deve suprir no minimo todos os banheiros e a cozinha. Chuveiros eletricos sao permitidos apenas na area da churrasqueira e no quarto de empregada).

  • HOT WATER SUPPLY FOR LAUNDRY (Abastecimento de agua quente para a lavanderia) Hot water must be available for hooking the clothes dryer. (agua quente deve estar disponivel para se conectar … secadora de roupas).

  • BATHROOMHARDWARE(Pecas para banheiro)Towel racks, toilet seats, paper holder, soap holders, faucets, shower heads, valves and other hardware must be in good working condition. (Porta toalhas, assento de privada, porta papel higienico, saboneteiras, torneiras, chuveiros, valvulas e outras pecas devem estar em boa condicao).

  • SEWER (Esgoto)Proper sewer system or septic tank, in goodcondition. (Sistema de esgoto apropriado ou fossa em boa condicao).

  • DRAINS (Drenos)All drain lines, including sewer, must be clean and flowing normally.(Todas as linhas de drenagem, incluindo o esgoto, devem estar limpos e fluindo normalmente).

  • WATER PRESSURE(Pressao da agua.)Must be on the fair to good range in all faucets and showers. (A pressao deve estar entre aceitavel e boa em todas as torneiras e chuveiros).

  • POOL FILTER(Filtro da piscina) If available, must be in good working conditionand properly installed. (Se disponivel, deve estar em boa condicao de funcionamento e devidamente instalado).

HVAC, APPLIANCES, AND EQUIPMENT

  • LANDLORD APPLIANCES REMOVED (Utensilios do senhorio removidos.) All kitchen appliances must be removed from the house by the landlord.(Todos os utensilios de cozinha devem ser removidos da casa pelo senhorio).

  • SPACE FOR STOVE (Espaco para o fogao.) Suitable space for a 30 wide stand alone stove must be provided in the kitchen. (Espaco amplo adequado para um fogao de 30 polegadas deve ser providenciado na cozinha).

  • PERIMETER FENCE (Cercas do perimetro)Stable, no rust, meets RSO specs. Good condition. (Estaveis e sem ferrugens. Devem estar de acordo com as especificacoes do RSO e em boa condicao).

  • FRONT VEHICULAR GATE (Portao frontal de veiculos) Stable, safe, good condition. (Estavel, seguro e em boa condicao).

  • FRONT PEDESTRIAN GATE (Portao frontal de pedestres) Safe, good condition, latch works perfectly. (Seguro, boa condicao e com a trava funcionando perfeitamente).

  • METAL WINDOW/DOOR FRAMES (Moldura de metal de portas e janelas)Must be in good working condition, including hinges, locks and latches(Deve estar em boa condicao de uso, incluindo dobradicas, fechaduras e travas).

  • SECURITY GRILLES(Grades de seguranca) Must be properly installed in every opening above 26 square inches, following RSO recommendation. All grilles installed in bedrooms must have one section hinged to the outside w/ minimum dimensions of 100x80cm (Devem estar instaladas adequadamente em cada entrada acima de 26 polegadas quadradas, seguindo as recomendacoes do RSO. Todas as grades instaladas nos quartos devem ter uma secao articulada … parte externa, com dimensoes minimas de 100x80cm).

  • TRASH CONTAINER (Container de lixo) Mounted on the gate or on a short tube concreted to the floor. Trash bags must be at least 1.5 m above ground. (Montado no portao ou em um tubo curto concretado ao chao. Sacos de lixo devem estar no minimo ha 1,5 m acima do chao).

  • MAIL BOX(Caixa de correspondencia) Must be weatherproof and lockable(Deve ser resistente ao tempo e deve ser trancavel).

  • RAILINGS in general 42 , 10 maximum openings (Grades em geral 42 polegadas, abertura maxima de 10 polegadas).

  • SWIMMING POOL FENCE (Grades da piscina)Must meet SHEM standards(Devem estar de acordo com os padroes do SHEM).

  • LARGE PLANTS PROPERLY TRIMMED (Plantas grandes devidamente podadas)Large plants need to be kept at least 1.5 meter away from the buildings. (Plantas grandes devem ser mantidas ha pelo menos 1,5 metros dos pr‚dios).

  • ROOF TILES (Azulejos de telhado) Must have been revised recently. No misplaced tiles. (Devem ser checadas recentemente. Nenhum azulejo mal colocado).

  • WALL TILES AND CAULKING(Azulejos de parede e calafetagem) All bathrooms, kitchen, swimming pool etc. Wall tile not loose, caulking in good condition.(Todos os banheiros, cozinhas, piscinas, etc. Os azulejos das paredes nao podem estar soltos e calafetagem em boa condicao).

  • FLOOR TILES/ STONES / OTHER FLOORS (Azulejos de chao/pedras/outros pisos) Must be in good condition(Devem estar em boa condicao de funcionamento).

  • PAINTING(Pintura) All walls painted, no signs of mildew, no cracks.(Todas as paredes devem estar com a pintura em perfeito estado, sem sinal de bolor ou rachaduras).

  • WOOD WORK VARNISH(Trabalho de envernizacao de maneira.) All woodwork properly protected and finished with varnish.(Todos os trabalhos em madeira devem ser protegidos e finalizados com verniz).

CARPENTRY

  • WOODEN DOORS AND DOOR FRAMES (Portas e molduras de madeira) In good working condition (Em boas condicoes de uso).

  • WOODEN WINDOWS AND WINDOW FRAMES (Janelas e molduras de madeira) In good working condition (Em boa condicao de uso)

  • DOORS and WINDOW HINGES, LOCKS (Dobradicas e fechaduras de portas e janelas) Good working condition, ALL LOCKS MUST HAVE TWO KEYS (Em boa condicao de uso. Todas as fechaduras devem ter duas chaves.)

  • BEDROOM CABINETS AND CLOSETS (Gabinetes e armarios dos quartos) Good working condition, no humidity. Doors, drawers, shelves in good condition. (Em boa condicao de uso, sem umidade. Portas, gavetas e prateleiras em boa condicao de uso).

  • KITCHEN CABINETS (Armarios de cozinha) no water damage, good working condition, hardware in perfect condition. (Sem dano de agua, boa condicao de funcionamento, equipamentos e perfeita condicao).

  • BATHROOM CABINETS AND MIRRORS (Armarios de banheiro e espelhos) in good working condition(Em boa condicao de funcionamento).

  • WOODEN FLOORS REFINISHED (Pisos de madeira reformado).

  • SOLID EXTERIOR DOORS (Portas solidas externas).
