Cold & Hot Water Storage Tanks - Guidance Notes
-
Instructions: Cold water storage tanks must be inspected monthly in-house for any changes, externally and internally to its condition such as sediment and scum lines, etc. Also, to make sure the temperature is recorded below 20°C. Check the mains water is also below 20°C. The two temperatures need to be within 2°C of each other.
If the hotel's cold water storage tank feeds drinking water outlets (i.e., guestroom or public toilets outlets, etc.), then cleaning and disinfection are required annually to all the storage tanks by an approved supplier. The cold water storage tank must be inspected annually by an approved supplier which is often your water risk assessor to ensure that overflow and any pipes are unobstructed and all covers are airtight and securely fixed. The tanks should show no signs of leakage or deterioration of the structure likely to result in problems of contamination to the water supply Water samples must also be taken from each individual tank at intervals not exceeding six months where drinking water is stored. This should be completed by an approved supplier and all results from the testing recorded and managed.
All tap outlets that are supplied with cold water that are not classed as drinking water should be labeled 'Not Drinking Water,' as per the BS 8558:2015 guidance. Your water risk provider/supplier will advise further on your current status on cold water management at the hotel. All direct cold storage water tanks that feed guest rooms will be subjected to an annual clean & disinfection. If the tanks are not cleaned, a 'Not Drinking Water' label must be affixed to all outlets fed from the tank, and bottled water supplied to all guest rooms -
