CHECKLIST ITEMS:

  • DOORS:
    - Door furniture is installed and functioning correctly, free of paint, and damage free? (hinges, screws, handle, striker plates, door guides, door stops and hinge pins knocked down).
    - Door margins consistent without any rattle or wind? (3mm - 5mm).
    - Quirks consistent (3mm), and window reveals straight and square?
    - All draft and weather seals fitted neatly in the rebate, tight to the corners, damage free and free of paint?
    - Glass around front door and jamb free of building material, is cleaned and scratch free?
    - Architraves installed straight and hard down to floor?
    - Sill stained and free of defects or damage?

  • PLASTER:
    - Cornice and square set lines straight and level, including bulkhead.
    - Plaster been completed with no defects or visible floats?
    - All walls square, aligned and free of bows?

  • FIXING:
    - Skirting boards installed straight, square and level?
    - Architraves installed straight and hard down to floor?
    - Quirks consistent (3mm), and window reveals straight and square?
    - Door jambs and architraves at Waterstops been checked out correctly?

  • PAINTING:
    - All painting been completed and is it up to the ABN standard? (prep work, coverage, gloss work consistent, cutting in)
    - Architraves around the external windows and/or doors been sealed as per 6 star energy rating?
    - Windows and doors (including glazing) function correctly, are clean, and free of damage?
    - Doors to external and wet areas are sealed top and bottom

  • FLOOR COVERINGS:
    - Floor coverings installed and free from defects?

  • SHELVING:
    - Robes are installed, free of damage, functioning, and staying flush against jamb, with no missing hardware?
    - Shelving in good condition, free of damage, and sealed to the walls?

  • GENERAL:
    - Manhole cover installed, clean and sitting hard up to the ceiling neatly with no fixings catching the lid, and no services
    obstructing the opening?
    - Ceiling insulation installed visible from the manhole?
    - House been cleaned sufficiently?
    - 3x paint touch up tins left in the kitchen? (take a photo of paint tins, and any leftover internal tiles)
    - Return air is clean, sealed and free of defects?
    - Staircase been completed with no defects?
    - Balcony been completed with no defects?
    - 12X Spare roof tiles

  • WET AREAS:
    - Check the lift off hinges and double door stops installed? (only applicable to plan refer LOH)
    - The tiles and trims installed as per ABN requirements?
    - The tiling been completed with no defects?
    - The benchtop been installed level with cabinets adjusted with all doors flush, margins even, uniform and with no damage (Mandatory photographs required of all Cabinetry including stone benchtops)?
    - The mirror backing board and mirror been installed as per ABN requirements (backing board set back 5-10mm from edge of tiles and sides gapped/mirror flush with edge of tiles)?
    - The towel rails and/or toilet roll holders been installed level to wall, with no damage?
    - The shower screen installed (with a overhang of up to 5mm into the shower), sealed (with no leaks), parallel with hob, free of damage, and does it open freely without defects?
    - The shower hob been constructed as per ABN detail? (all sides tiled and trimmed, vertical tile installed at inside of hob, top of hob level, parallel to floor tiles, and max height of outside of hob 65mm)
    - The shower waste or grate installed central?
    - The bath hob been constructed plumb, level, square and parallel?
    - The waste traps and water outlet tight (not leaking), with cover plates installed to the pipe penetrations, within the cabinetry, with no gaps?
    - All plumbing fittings and fixtures installed free of defects?
    - The toilet installed free of damage and functioning correctly?
    - The caulking been completed and free of any defects?
    - The fan installed and working correctly?
    - The tiles and trims installed as per ABN requirements?
    - The protective plastic been removed from laundry trough, and free of defects and damage?
    - The waste traps and water outlet tight (not leaking), with cover plates installed to the pipe penetrations with no gaps, and washing machine outlets capped?
    - All plumbing fittings and fixtures installed free of defects?
    - Shower base or balcony is free of pooling water
    - Tiling to waterproofed substrates is as per ABN SOW's
    - Tiling expansion joints are installed at max. 5m centres

  • EXTERNAL GENERAL ITEMS:
    - Site drainage and site grading is compliant
    - ORG has been installed 150mm below finished slab
    - Head flashings are installed to openings with light weight cladding above
    - Transfer flashings, head flashing, and weather wall wrap lapping is compliant (Fix audit)

  • BRICKWORK EXTERNAL:
    - AJ's are free from Debris (Fix audit)
    - AJ's have been installed as per engineering documentation
    - Brickwork is as per ABN SOW's
    - Brickwork is free from significant brick and colour mortar variation or staining
    - Base DPC and weep hole are positioned as per ABN SOW
