4. Checklist

A. CARPENTRY AND MASONRY

  • All doors must work properly. This includes hinges, locks, handles, keys, proper alignment, and door stops…

  • All windows must work properly. This includes locks, operation, screens, and privacy blinds.

  • All interior woodwork must be free of defects. Replace or repair as necessary. ie..cabinetry

  • All exterior woodwork must be free of defects.

  • All interior surfaces such as walls, floors, ceilings, must be free of defects, repair as required.

  • All exterior surfaces such as garden walls, gates, and paved walkways, porches, etc., must be free of defects.

  • Repair or replace damaged or missing interior tiles as needed.

  • Repair or replace damaged or missing exterior tiles as needed

  • The roof must be water proof.

  • Seal all holes.

  • Clean all bathroom accessories. Ie…towel bars soap dishes, tooth brush holders, etc., and replace as required. Hand towel ring/bar next to each bathroom sink. Large towel rack next to each shower/tub

  • Bathroom mirrors must be free of defects. Mirror, light and shelving.

  • Install chrome shower curtain rods for all bathrooms.

  • Cut a hole for a 100mm P.V.C pipe in the laundry room to run the dryer exhaust pipe through it.

  • Repair ALL bedroom sliding doors.

  • Vehicle and pedestrian gates must be in proper operation.

  • Fabricate 6 complete sets of keys

B. PLUMBING

  • Repair all faucets and repair leaks. This includes outside faucets. Replace any antiquated or corroded fixtures.

  • Repair all fixture cabinets and repair leaks and dry rot damage.

  • Remove and clean all faucet screens.

  • Clean Domestic water system and ensure proper operation.

  • Water Meter must perform properly.

  • Clean all floor drains for proper drainage and provide any missing or broken covers.

  • Open all toilet flush tanks, inspect the operation of float valves and other mechanisms, and make repairs as indicated.

  • Repair all bathroom fixtures such as sinks, showers, bathtubs, toilet bases, toilet tanks, toilet seats, and repair or replace as required. Install new silicone around each one. Replace all rusted fixture.

  • Install a 5,000 liter water tank, pressure pump, expansion tank, and breaker at power supply, and all necessities to pump water to the residence. And properly working. Construct shade for tank and pumps.

  • Replace cistern and water tanks mechanical float switches to be size ¾ inch.

  • All water pumps and presser controls should be working and in a good shape.

  • Replace old or rusty pipes, flexible hoses, faucets, strainers, shower heads, flush mechanisms, and valves.

  • Install hot and cold water pipes in the laundry room, 110 cm high and install two valves at their ends to feed the washing machine.

  • Install 2 inches P.V.C washing machine drain pipe at 90cm high, in the laundry room.

  • Clean water tanks and install proper covers.

  • Empty septic tank and install metal covering for easy access. Marked and ensure there are proper vents from septic tanks

  • All showers must have enclosures which keep the water off of the bathroom floor.

  • All the sinks and shower faucets must have cold and hot combination.

  • Bath tub must have shower curtain rod hung no more than 2.3 meters above floor (bottom of curtain must hang 10-15 cm inside of tub) and even with the outside of the tub (3-4cm outside edge of tub).

  • Bathrooms, Laundry room, and kitchen must have hot and cold water lines.

  • Install toilet for residential guard

  • Install electric hot water heaters to ensure there is hot and cold water to all bathrooms, laundry room, and Kitchen.

  • Install shutoff valves for All toilets and sinks

  • Nano filter: Replace as required. Ensure there is safe drinking water in the residence.

C. ELECTRICAL

  • Install a guard house with electrical outlets

  • Install 3x6mm2 cable with 3 wires (2 conductors and a ground) in each room for A/C units

  • Install large size 3 bulb ceiling mounted light fixtures for ALL ceilings; with energy saving bulbs, except in kitchen, laundry room, and bathrooms.

  • Install medium size 2 bulb ceiling mounted light fixtures for all bathrooms and hallways; with white energy save bulbs.

  • Install minimum 2 fluorescent light fixtures with covers for the kitchen ceiling, each one contains two 40 W fluorescent lamps. Ensure there is adequate lighting.

  • Install one fluorescent light fixture with cover for the laundry room ceiling, contains two 40 W fluorescent lamps

  • Install double circuit breaker, 25 Amps, with cover and one MK outlet with switch in the laundry room 130 cm high and feed them with power through 3x6mm2 electrical wires from a separate 32 Amps circuit breaker in the panel.

  • Replace electrical meter main circuit breaker with a 60 Amps one.

  • Replace the intermediate circuit breaker with a 60 Amps one.

  • Interior electrical panels must be installed no higher than 2 meters to the top of the panel and must have proper cover.

  • Replace all Exterior defective bulbs, switches, flickering fluorescent ballasts, and damaged fluorescent-light covers.

  • Correct all wiring defects including frayed or exposed wires and connections. Must meet the NEC.

  • The main electrical feeders to the panel shouldn’t be less than 25mm2.(35mm2 if length is more than 100Meters)

  • Improve grounding resistant, not to exceed 25 Ohms.

  • All electrical outlets and stove hood should be grounded properly.

  • All electrical outlets, switches, light fixtures should be working and in a good condition and properly installed.

  • Ensure the electrical load is distributed properly. Do not connect more than one electrical circuit on a single breaker. Ensure circuit breakers are not overloaded.

  • Install separate 32 Amps for the kitchen feeder.

  • Install Electrical meter capacity should be (20-80) Amps.

  • Install proper light fixtures for all bathrooms mirrors

  • Install intercom and doorbell.

  • Inspect electrical garage gate motor and its remote control.

  • Inspect and test ALL exhaust fans.

  • Install electrical float switches at the cistern and water tanks to control the lifting pump automatically

  • 30 mA RCDs (GFCI) are used as main circuit breakers, RCDs are NOT replacement for Circuit breakers and should be replaced with proper circuit breaker with over current protection capability. Breaker size will also be in proper size and appropriate for the cable size.

  • Subscribed power must be 36KVA with incoming cable size of 35 mm2 (25 mm2 can be accepted if length is no more than 80 meters) from EDD fuses must be 60 amps each to ATS and from ATS to Main Distribution Board at the building.

  • Install exterior lighting.

  • Check All ceiling fans for proper operation.

  • Check and repair all exhaust and wall mounted fans

D. HVAC / GENERATORS

  • Inspect, test, and complete Preventive Maintenance on all air conditioners re-tightening electrical connections, replacing defective insulation, and other repairs or replacements as indicated.

  • Provide and install propane metal gas cabinet that can accommodate two cylinders and install a gas valve and two regulators with one meter long rubber hose for each one. <br>cylinders during use:<br>• must be located on the exterior of the building<br>• quipped with a pressure regulator having a pressure relief valve<br>• upright and securely anchored or chained in place<br>• at least 7.6 m (25 ft.) from sources of ignition and 1.5 m (5 ft.) from building openings

  • Install copper pipe from the gas cabinet to the kitchen cabinet next to the stove location and install gas valve at its end.

E. PAINTING

  • Remove all nails from the walls, patch holes, fill cracks, and prep repaired spots to match surrounding texture.

  • Remove or tape over all light fixtures, electrical cover plates, plumbing cover plates, hinges, screens, and other fixtures to avoid them being painted or splashed with paint.

  • Clean all fixtures, including cover plates, and replace any that are not reasonably restorable to their original factory condition.

  • Paint interior and Ensure Interior painting meets Post standards.

  • Repair water leaks and remove mold. Correct prior to painting.

  • Paint and refinish exterior finishes. Ie..doors, grills, and wood work and walls.

F. APPLIANCES

  • Check All appliances for proper operation.

G. CLEANING

  • Mop and wax all tiled, wood, and linoleum floors including outside surfaces such as covered porches and verandahs. (Please do not forget to do underneath the major appliances such as refrigerators, washers, and dryers).

  • Clean all glass surfaces (windows, mirrors, China-cabinet doors, etc.) to include cleaning tracks and sills and removing paint drippings.

  • Wash and polish all ceramic fixtures (sinks, tubs, etc.) and re-grout tile as required.

  • Dismantle interior components of refrigerators, freezers, and stoves, clean thoroughly, and reassemble.

  • Clean interior and exterior surfaces of all other appliances such as washers and dryers.

  • Clean and polish all wood furniture.

H. GARDENING/GROUND KEEPING

  • Mow lawn(s).

  • Trim hedges and bushes.

  • Sweep and otherwise clean sidewalks, inside garages,

  • Remove trash and litter.

I. WAREHOUSE AND CURTAINING
