  • The chimney has no loose pots and if lead flashing is present it is in good condition. The brickwork on the chimney has no serious bulging and no open jointed or perished brickwork. No leaning is visible.

  • The roof is watertight, no missing, displaced or broken tiles/slates. The structure is sound with no excess bowing or spread at eaves. If a flat roof is present then it is water tight with no visible signs of water ingress.

  • The gutters are adequate, not leaking, obstructed, decayed, corroded or insecure.

  • Fall pipes are adequate, not blocked, leaking, broken, corroded or insecure.

  • The fascia and soffits are not decayed, loose or broken. There are no holes for pests to enter.

  • The brickwork and walls are not loose or likely to collapse, no serious perished or open jointed brickwork is present. No holes exist around pipe work and there are no missing bricks. If rendering is present it is not loose and not below damp proof course. There is no progressive settlement or subsidence. Lintels over openings are adequate for the load and any balconies are capable of supporting its own weight plus imposed load from usage.

  • All exterior doors are robust enough to prevent easy access by intruders and are watertight. All door furnishings including handles and locks are in full working order. All doors open and close smoothly.

  • A damp proof course is in existence and is effective. No rising damp is evident.

  • All waste and rainwater pipes discharge into trapped gullies connected to the mains drainage system. All drains are free from blockage.

  • All pathways are in a good state of repair.

  • Any other exterior areas such as yards, patio's or gardens are in a good state of repair and free from rubbish.

  • Any walls or fences are stable and in a good state of repair.

  • Any outbuildings are not dilapidated and are unlikely to collapse. Any tiles, bricks, gutters etc are not likely to fall off.

  • The windows are watertight, not decayed or corroded. All windows are sealed around the perimeter to wall and fitted with sill. All openers are in good working order and safety catches are fitted to all first floor and above windows accessible by children.
