1 Rainbow International (R.I.) will not accept responsibility for damage that is not caused by the identified incident / occurrence. If there is a re-occurrence of abnormally high moisture or bacterial contamination levels which are due to inadequate maintenance or any unrelated issue then you will be responsible for putting this right.
2 If abnormally high moisture levels or contamination re-occur after this certificate has been issued then R.I. will re-attend your property to investigate the cause. R.I. will investigate without cost to establish whether the cause is related to the previous incident / occurrence.
3 If the re-occurrence is found to be legitimately part of the original incident/occurrence and could have been identified from the information and access provided then R.I. will return the property to its pre-incident moisture levels.
4 If the re-occurrence is due to other person/s carrying out work at the property the cost of returning the property to pre-incident condition moisture levels will be yours. In this situation you or your Insurer, again dependent on the situation, will be responsible to pay R.I. for all investigation / remediation costs.
5 R.I. will only cover the cost of remediating re-occurrence of abnormally high moisture if CIRIA building standard (C623) has been adhered. This is a statement of recognised good procedure in the UK.
If you are intending to decorate yourself then please feel free to contact R.I. for further details on this standard.
6 R.I. reserves the right to attend, inspect and record evidence relating to the re-occurrence at your property prior to any remediation or other related work being completed. Rainbow cannot accept any liability for costs incurred should this be the case.
Concrete floors are repaired in accordance with the latest British Standards. They are dried to a level suitable for carpeting (with or without underlay), vinyl flooring or floor tiles can be laid. Any alternative floor covering selected for these areas will require additional drying, or a water resistant material / barrier, will be necessary. For further advice on this please speak with your flooring contractor or the manufacturer.
Party / Shared Walls
Attached or Semi-detached properties affected by flooding with shared walls require both properties to be remediated in accordance with the latest British Standards. R.I. will take reasonable endeavours to return the property to pre-incident condition, however R.I. cannot guarantee against re-occurring of abnormally high moisture levels if the adjacent property has not been remediated (returned to pre-incident moisture level) on a timely basis in accordance with the latest British Standard..
Damp Proof Courses and Membranes
This is a material or system used to prevent ground or surface moisture from entering a property. In properties where either a damp proof course or damp proof membrane has not been installed where Building Regulations require one, or where it has failed or been damaged R.I. will not warrant against any future re-occurrence of abnormally high moisture levels in the property.
In properties where a basement / cellar has not been made waterproof either internally or externally R.I. will not warrant against further abnormally high moisture levels re-occurring.
The company will not warrant against damage as a result of condensation (build up of moisture) that is due to poor or inadequate ventilation (air movement), building repairs or alterations not in accordance with building regulations or excessive moisture within the property due to inappropriate use.
Our main purpose is to return your property to moisture levels and the levels likely to have existed prior to the incident / claim being made. Drying will not solve or remove issues / problems that existed prior to the claim or incident being made.
