  • Approved Resource Consent requirements take precedent over the below, however the below is the preferred solution. <br>Safety fencing performance to be: <br>1. Hot dipped galvanised steel, min 1.2m high, powdercoat finish, colour - black. <br>2. Hot dip galvanised min galvanised coating 600gm2 after manufacture. <br>3. Steel posts - 50mm x 50mm x 1.6mm up to 1500mm high, and 60mm x 60mm x 2.0mm up to 1800mm high. Where supplied with anchor bolts these are to be minimum 2 x M12 hot dipped galvanised bolts fixing location at right angles to the direction of the fence.

  • Safety fencing electro galvanising or pre-galvanising prior to manufacture and/or close-boarded or wire mesh and/or sharp tops or spikes or verticals that protrude above the top rail of the fence or gate are not permitted.

Radiata pine H3.2 timber board x 1.8m high. Rough sawn H4 treated for ground contact timbers. Posts 100mm x 100mm at 2.4 metre maximum centres. <br>2. Rails 100mm x 50mm fixed with 1/12mm galvanised coach bolt and washer. <br>3 rails continuous between posts at least 900mm apart to ensure children cannot climb over the fence. Palings non lapped 150mm x 25mm with 20mm gap between facing the street or on the public side of fences.

  • Close-boarded or wire mesh and/or sharp tops or spikes or verticals that protrude above the top rail of the fence or gate are not permitted.

A.1.10. Landscaping

A.1.11. Building Services - General

  • Earth pin is protected by a plastic Toby box.

  • Telecommunications supply from the street is connected from an External Termination Point (ETP) on the exterior of the unit. From the ETP the copper network connects to the master jack point and fibre network connects to the optical network terminal located in a cupboard.

  • Manholes, cesspits and gully traps to have cast iron frame and screw down covers and/or grilles to prevent unauthorised access.

B.1.1. Roof

  • All roofing systems are 0.55BMT gauge steel screw fixed with factory-applied paint finish suitable for local environmental conditions. <br>Television aerials fixed through roofing are not permitted.

  • Products used:

  • Externally bracketed, 85 litre/minute flow rate capacity. Round downpipes 80mm with PVC mesh domes in truncated cone form, suitable for the rainfall intensity and catchment area plus minimum one additional downpipe. <br>Alternative solution to match roofing and to suit environmental conditions such as heavy snow where required. <br>Concealed fascia spouting and/or downpipes located within 600mm of a corner on the building perimeter are not permitted.

B.1.2. Walls

  • All cladding systems include a 20mm drained and ventilated cavity and vermin stop protection.

B.1.3. Windows & Doors

  • All exterior doors to have: <br>1. Min 3 hinges. <br>2. Solid core H3.2 timber paint finish or aluminium powdercoated. <br>3. Glazing (where provided) is toughened (unless fire-door set). <br>4. Timber jamb liners H3.2 paint finish. <br>5. Solid core exterior quality timber or thermally insulated aluminium. <br>6. Sidelights are to be fixed lights only. <br>Main entry door is to have level access threshold, 910mm wide, opens inward to the unit and has a 1.2m square landing protected from the weather with external cover. <br>Other exterior hinged doors min 860mm wide. <br>Sliding door to the building entry and glazing below 1m to an exterior hinged door, fibreboard jamb liners, bi-folding doors, sliding windows, louvres and/or laminated glass are not permitted.

  • Acceptable entry door hardware and viewer products: <br>1. Lockwood 002 single cylinder dead-latch. L002-1L1SC/HB, suitable for timber doors only. <br>2. Assa Abloy door viewer, suitable for timber or unglazed aluminium doors.

  • Aluminium windows to be:<br>1. Powdercoat finished. <br>2. Timber jamb liners H3.2 with paint finish. <br>3. All glazing over 1.5m high has minimum one horizontal vision rail.<br>4. All glazing is clear and where required for privacy is ‘Etchlite’.<br><br>One opening window per room and all opening windows with 2m fall or greater to ground level are fitted with a pair of factory-installed stainless steel sash restrictors max 100mm opening. <br><br>Fibreboard jamb liners, bi-folding doors, sliding windows, louvres and/or laminated glass are not permitted. <br>

  • All exterior door hardware to be:<br>1. Lever-type handles.<br>2. Able to be locked and unlocked from the inside without a key.<br>3. Keyless exit and hold back function to inside and to be keyed alike. <br>4. All hinged aluminium doors to be fitted with euro cylinder lock. <br>5. Timber hinged doors to be fitted with single cylinder dead latch. <br>6. Main entry door is to have a fitted door viewer with a 200 degree angle where there is no sidelight provided. <br><br>Key lock to the exterior for sliding doors is not permitted.<br>

B.1.4. Flooring

C.1.1. Doors & Windows

  • All internal doors to be: <br>1. 860mm wide (unless wardrobe, cupboard or storage) and 1.98m high. <br>2. Flush finished. <br>3. Solid polystyrene core. <br>4. Hung on 3 hinges min. <br>5. 4mm MDF skin. <br>6. Paint finished. <br>Bi-folding doors and hollow core doors are not permitted.

  • All interior stairs are main private (max 190mm riser x 280mm min tread). Min clear width is 1.05m and 900mm clear from the wall to the handrail.

  • Where an upper level deck is overlooking a pedestrian path or outdoor living area the barrier is set back from the edge.

  • Where fall height is over 500mm to a lower level, there is a 1.1m high barrier that prevents head entrapment and climbing by children. Where fall height is over 2m to a lower level, then access is prevented.

Smooth edge to the perimeter and threshold bars at junctions with other flooring types. <br>3. Flooring extends into wardrobe, storage and linen cupboard where adjacent. <br><br>Flooring to HWC cupboard and/or specialist flooring finishes such as polished concrete or timber strip flooring are not permitted. <br>

  • Acceptable carpet underlay and ancillaries:<br>1. Simlay 4.7mm carpet underlay. Gilt Industries 3754 Alloy carpet reducer with anti-slip insert threshold strip.<br>

  • Acceptable carpet:<br>1. Nylon Loop Pile Godfrey Hirst Tuscan Graphics 44810. HNZ colours only. HNZ carpet underlay 69kg/m red. <br>

  • Vinyl flooring to be as follows:<br><br>1. Entry – Min 900mm deep strip to full width of the entry door in either Autex carpet or vinyl flooring. <br>2. Kitchen and dining areas – Continuous flooring to full extent of areas including under all kitchen joinery, fridge and oven. Timber skirtings to all wall junctions. <br>3. Bathroom and laundry (includes separate toilet room where provided) – Continuous vinyl flooring to the full extent of these areas including under toilets, vanities and basins (but not baths or showers). Provide 100mm high coving to all walls with aluminium coved capping strip to exposed top edge. Recess the coving behind wet-wall linings. Bevel-edge tile reducer is indicated under flooring to form wet flooring well at bathroom entry. <br>4. Flooring extends into storage and linen cupboard where adjacent. <br><br>Flooring to HWC cupboard is not permitted.<br>

  • Vinyl flooring performance to be:<br>1. Commercial grade flooring system (minimum Vinyl Homogenous 2mm with matching vinyl welding rod).<br>2. Complete with aluminium threshold strips, resistant to abrasion and water, slip resistance and easily cleanable.<br>

  • Acceptable vinyl flooring product for bathroom, laundry and WC:<br><br>1. Homogenous 2mm Polyflor XL PU 4021. <br>2. HNZ colours.<br>

  • Acceptable vinyl flooring product for kitchen, dining and entry:<br><br>1. Polyflor Forest fx Woodroll Floors – American Oak 3380.<br>

  • General wall linings to be:<br><br>1. Paper-faced gypsum board minimum (stopped for level 4 finish) paint finish (unless toilet, bathroom or laundry). <br>2. Kitchen has an impervious and inflammable, heat resistant, easy clean wall overlay between the stovetop and rangehood, extending 100mm below the stove top and to the side wall where located within 150mm of the stove top to minimum height 300mm above stove top. <br><br>Specialist interior wall finishes such as ceramic tiles and wallpaper are not permitted.<br>

  • Wet wall linings to bathroom, toilet and laundry to be:<br>1. Smooth pre-finished polyurethane coated on one side fibre-cement sheet system complete with PVC scotia, sheet jointers, capping moulds, internal and external jointers, to all splashback areas including the laundry tub and basin, separate toilet room (where provided) shower and bath surround, is resistant to moisture damage, easily cleanable hygienic surface. Silicone sealant to have mould inhibitor.<br>2. Paper-faced gypsum moisture resistant board minimum (level 4 stopped) paint finish to other areas. <br><br>Wet wall linings fixed over new plasterboard are not preferred.<br>Solvent based adhesives for fixing fibre cement sheet linings and/or bath edge mouldings with high lip baths are not permitted. No contact between the wet-wall lining and the shower tray upstand or bath.<br>

  • All interior trims, skirtings and architraves are H3.1 timber, paint finish. <br><br>Fibreboard for liners are not permitted.<br>

C.1.6. Curtains

  • General curtains to be:<br>1. Fitted to all living, dining and bedroom external windows and doors.<br>2. HNZ fire resistant triple woven polyester, hung on face-fixed curtain track Curtains tracks are to allow for curtains to open clear of glazing. Full length curtains are to finish 5-20mm above the finished floor level.<br>3. Curtains are to open clear of glazing. <br><br>Curtains are not required to kitchen, bathroom, laundry, hallways and glazed entrance door. <br>Curtains in contact with heaters or stoves and/or pull chords to curtains and extendable curtain tracks are not permitted. <br>

  • All units have individual key access. Access or swipe cards are not permitted.

  • Electronic access system has 24hour secure access to all building common areas including the entry foyer, stair-ways, lift lobbies, corridors, enclosed car parks, refuse areas and laundry facilities with entry door proximity reader and programmable access fob (on or off site). The common entry door has a wired transmission remote communication and access intercom system connected to each unit. The exterior common entry door intercom key pad and interior unit intercom key pad has large buttons easily manipulated by a person with impaired coordination and is mounted at 1m above ground entry or FFL.

  • Multiunit developments with shared access areas are to have swipe card access.

  • Access control software has capability to specify access control privileges to specific users and a mechanism for ensuring the date and time information remains accurate. A.2.1. Paths & Driveways
