Work Description

  • 1) Ensure that you are equipped with all necessary tools and materials.
    2) All switches are to be return to their normal operating condition upon completion of maintenance work.
    3) Check on the "Clear" Condition column if it is in working condition. Check on the "Not Cleared" Condition column if it is in non-working condition if unable to rectify on the spot and record down the defect found at the Remarks column. Check “NA” if it is not applicable.

1) GENERAL

  • 1) Check and chilled water strainer for any chokage and clean when required

  • 2) Check and clean condensate drain pan, drain pipe and floor drains. Flush drain pipe with approved chemical or vacuum if necessary

  • 3) Check evaporator and cooling coil cleanliness and water-jet if necessary

  • 4) Check pipe insulations, unit casing, air filters and passages around coils for any deterioration or damage, causing air leakage. Rectify if needed

  • 5) Check for any damaged insulation to ductworks and repair or replace if necessary

  • 6) Check pipe insulation if condensation occurs, re-insulate if necessary

  • 7) Check the flexible connection between the unit and the main duct. Replace if damaged

  • 8) Inspect and clean return air grilles. Clean or replace filters as required.

  • 9) Check for proper operation of control valves and isolating valves and for correct positions. Rectify if required

  • 12) Check and clean blower fan and its bearings and housing.

  • a) Record and compare the following to ensure motor is operating under normal conditions:-

  • iii) Motor running ampere

  • iv) Motor running frequency

  • b) Check motor casing. Lubricate motor bearings if necessary
