Guidance Notes to Tenants

  • You are reminded that it is your responsibility at the beginning of the tenancy to note any specific discrepancies on the Move-In Condition Report that you do not agree with i.e. marks on walls, flooring, etc. If no such additional notes are made by the tenant at the start of the tenancy, the Move-In Condition Report will be deemed as accepted as read.

  • The Move-In Condition Report report has been prepared by Living by Lendlease and provides a fair and accurate record of the decor, contents, fixtures and fittings of the property.
    The condition of the property at the start of the tenancy, as described in the Move-In Condition Report will be compared to the condition of the property at the end of the tenancy. Details of any alterations to the property after the Move-In Condition Report has been agreed upon should be noted on a separate addendum sheet and agreed by the tenant and the Community Manager. At the end of the tenancy, a Move-Out Condition Report will be conducted to determine any changes to this Move-In Condition Report. The tenant should gain permission from the Community Manager if they wish to remove or store any items during the tenancy and this should be confirmed in writing by the Community Manager.
    The Move-In Condition Report inspector cannot undertake to move heavy items of furniture or to make searches in inaccessible locations such as loft spaces, cellars, locked rooms and high-level cupboards, or to unpack items. We reserve the right not to handle or move items deemed to be fragile or valuable. In addition, the Move-In Condition Report inspector reserves the right not to handle items that may be of a health hazard and to generalise/summarise on such items deemed to be unsuitable for further inspection.

  • Furniture & Furnishings (Fire) (Safety) Regulations 1988 (1993)
    The fire and safety regulations regarding furnishing, gas, electrical and similar services are ultimately the responsibility of the instructing principal. Where the Inventory notes "Fire Regulation Label Attached", this should not be interpreted to mean the item complies with the "furniture and furnishings (fire) (safety) (amendments) 1993". It is a record that the item had a label as described or similar to that detailed in the "guide" published by the Department of Trade and Industry January 1997 (or subsequent date). It is not a statement that the item can be considered to comply with the Regulations.

Glossary of Terms

  • All items listed are in a brand new, unused condition and the cleanliness standard is professionally cleaned unless otherwise stated.

    Condition
    1. Brand new, unused condition - Still in the wrapper or with new tags/labels attached.
    2. Good condition - Signs of slight wear, generally lightly worn.
    3. Fair condition - Signs of age, frayed, small light stains and marks, discolouration.
    4.Poor Condition - Extensive signs of wear and tear, extensive stains/marks/tears/chips. Still functional.
    5.Very Poor Condition - Extensively damaged/faulty items, large stains, upholstery torn and/or dirty, pet odours/hairs.
    Cleanliness
    1. Professionally cleaned
    Everything immaculate, sparkling and dust-free, appliances and sanitary ware spotless. Carpets steam cleaned, vacuumed. Floors swept. All furniture in order and clean. Linen freshly laundered.
    2. Professional or hotel clean
    Everything immaculate, sparkling and dust-free, appliances and sanitary ware spotless. Carpets steam cleaned, vacuumed. Floors swept. All furniture in order and clean. Linen freshly laundered. Cleaned to a professional standard but no receipt seen.
    3. Good domestic clean
    Flooring vacuumed and swept. Appliances cleaned and free of loose dirt. Some carbon deposits to appliances may be visible but no loose debris or grease to the touch. Dust may be visible to areas not often seen - cupboards, tops of door frames etc. Sanitary ware in clean condition - no dust/soap deposits/loose hairs etc
    4. Average domestic clean
    Domestic clean, but signs of dust to woodwork, kitchen units marked, appliances need additional cleaning. Carpets vacuumed and floors swept. Dust/hairs to sanitary ware - requiring further cleaning.
    5. Poorly cleaned
    Carpets need a vacuum, all items dusty or dirty, kitchen and bathrooms require further cleaning to either a good domestic standard or to a professionally clean standard as applicable
    6. Not clean
    The property requires cleaning to a good domestic standard or professional
    standard to make available for the next tenant as applicable.

Start Inspection

ENTRANCE-LOBBY

  • Ensure the front door face and edges are free from damage and in good condition. Handles, latches, and locks are secure and in good working order, catching engaging correctly.<br>Architrave and frames are free from damage and all the intumescent strips and smoke seals are in place.

  • Ensure the ceilings are free from damage, clean, and in a good condition. <br>Ceilings inspection includes Store Cupboard and MEP UTILITY CUPBOARD ceilings.<br>Ceilings settling cracks (not greater than 3mm) are accepted and will not be mentioned unless necessary.

  • Ensure the smoke detectors are secure free from damage, paint, unobstructed, and in good working order.<br>Smoke detectors inspection includes the MEP UTILITY CUPBOARD smoke detector.

  • Ensure the downlights are secure free from damage, paint, and in good working order.

  • Ensure the walls are free from damage, clean, and in a good condition. <br>Walls inspection includes Store Cupboard and MEP UTILITY CUPBOARD walls.<br>Walls settling cracks (not greater than 3mm) are accepted and will not be mentioned unless necessary.

  • Ensure light switches are secure free from damage, paint, and in good working order.

  • Ensure doors are free from damage and in good working order. Handles, latches, and locks are secure and in good working order, catching engaging correctly.<br>Architraves and frames are free from damage and all the intumescent strips in place if any.<br>Doors inspection includes the Store Cupboard and MEP UTILITY CUPBOARD doors.

  • Ensure the flooring is free from damage, dents, paint, or scratches. <br>Ensure the skirtings are secure and free from damage. <br>Ensure the thresholds are secure and free from damage.<br>Flooring inspection includes Store Cupboard and MEP UTILITY CUPBOARD flooring.<br>Skirtings settling cracks (not greater than 3mm) are accepted and will not be mentioned unless necessary.

  • Ensure Store Cupboard (s) hanger rail, brackets and shelf are secure, free from damage, paint, and in good working order. Depending on the type of Unit this Inspection could not be applicable.

MEP UTILITY CUPBOARD

  • Ensure the MVHR unit is secure free from damage, paint, leaks, and in good working order.<br>MVHR works quite simply by extracting the air from the polluted sources e.g. kitchen, bathroom, and supplying air to the bedrooms and lounge. The extracted air is taken through a central heat exchanger and the heat is recovered into the supply air.

  • Ensure the HIU unit is secure free from damage, paint, leaks, unobstructed, and in good working order.<br>A heat interface unit (HIU) is a box that looks like a boiler. It transfers the heat from the District Heating Network into your home. <br>It makes heat available instantly, whenever it's required.

  • Ensure the water mains isolation Valve is free from damage, leaks, and in good working order.<br>There are times when you’ll need to turn off your water supply, either to your whole home. This could be because you’re carrying out alterations, upgrades, or general maintenance to your plumbing, or because you’ve discovered a leak.

  • Ensure the electric meter is secure free from damage, paint, unobstructed, and in good working order.<br>Electric utilities use electric meters installed at customers' premises to measure electric energy delivered to their customers for billing purposes.

  • Ensure the consumer unit is secure free from damage, paint, unobstructed, and in good working order.<br>The consumer unit is responsible for powering all the circuits in your home and is made up of various parts, such as mains switch, residual current devices (RCD's), and circuit breakers. It protects electrical appliances from damage and more importantly, human beings from electrical shock.

  • Ensure the data point box is secure free from damage, paint, unobstructed, and locked.<br>The Data Point Box is the centre, or heart, of the Telecommunications, Satellite, TDT, and DAB systems in the home. From here, cabling links to each of the Cat6 data, and TV/Radio outlets installed throughout the apartment.

  • Ensure the power sockets are secure free from damage, paint, and in good working order.

  • Ensure all electrical switches are secure free from damage, paint, and in good working order.<br>When the switch is in the 'OFF' position, then the circuit is open i.e. no current flows through the circuit and when the switch is in the 'ON' position, then the circuit is complete i.e. current flows through the circuit.

  • Ensure the Wash Dryer is secure, free from damage, leaks, and in good working order.

METER READINGS

  • Type the water meter reading. Take a photo of the water meter reading. The water meter measures how much water you use. Water is measured in cubic meters, shown as (m3) on your statement.

  • Type the electricity meter reading. Take a photo of the electricity meter reading. The electricity meter measures how much electricity you use. Electricity is measured in kilowatts, shown as (kWh) on your statement.

  • Type the heat meter reading. Take a photo of the heat meter reading. The heat meter measures how much heat energy you use. Heat is measured in kilowatts, shown as (kWh) on your statement.

KITCHEN-LOUNGE

  • Ensure the ceilings are free from damage, clean, and in a good condition.<br>Ensure the ventilation caps are secure free from damage, paint, clean, and unobstructed.<br>Ceilings settling cracks (not greater than 3mm) are accepted and will not be mentioned unless necessary.

  • Ensure the smoke/heat detectors are secure free from damage, paint, unobstructed, and in good working order.

  • Ensure sprinkler heads are secure free from damage, paint, unobstructed, and in good working order.

  • Ensure the downlights and LED strip lights are secure free from damage and paint.

  • Ensure the walls are free from damage, clean, and in a good condition.<br>Walls settling cracks (not greater than 3mm) are accepted and will not be mentioned unless necessary.

  • Ensure the light switches are secure free from damage, paint, and in good working order.

  • Ensure the heating thermostat is secure free from damage, paint, and in good working order.<br>Your thermostat should be set to the lowest comfortable temperature, typically between 18°C and 21°C degrees. You don't need to turn your thermostat up when it is colder outside; the house will heat up to the set temperature regardless.

  • Ensure the video entrance unit is secure free from damage, paint, and in good working order.

  • Ensure the power sockets are secure free from damage, paint, and in good working order.

  • The Media sockets are secure free from damage, paint, and in good working order.<br>Media sockets, also known as TV sockets and Data sockets are wall-mounted outlets for coaxial connectors. They are most commonly used to provide a signal from a satellite (TV aerial) to a TV or FM and for the use of Ethernet in your home, typically connected to your devices e.g. (TV, games console, PC).

  • Ensure the kitchen units are free from damage and in good working order. <br>Ensure the shelves, drawers, and cupboard doors are free from damage and in good working order.

  • Ensure the splashback and worktop are secure, clean, and free from damage.

  • Ensure the kitchen sink is secure and free from damage.<br>Ensure the kitchen tap is free from damage, leaks, and in good working order.

  • Ensure the recycle bin is secure, free from damage, and in good working order.

  • Ensure the cooker-hood is secure, free from damage, and in good working order.

  • Ensure the fridge-freezer is secure, free from damage, and in good working order.

  • Ensure the microwave is secure, free from damage, and in good working order.

  • Ensure the Induction hob is secure, free from damage, scratches, and in good working order.

  • Ensure the oven is secure, free from damage, and in good working order.
