  • 3. Alterations Does the fit out correspond with any Licence to Alter on file? Any future plans to alter or refit? Are there any unauthorised fit our works/ alterations?

  • 4. Trade Does the Customer appear to be trading well? Is the building well stocked? Are staff numbers changing on site? Customer feedback on trade, who are their main competitors?

  • 5. Future Planning Ask questions regarding space requirements and the prospects of the Customer’s business going forward. Would they be interested in an extended term? Is the building big enough for their needs?

  • 6. Energy and Sustainability Initiatives What energy and sustainability measures are in place at the asset? Would the Customer like to explore asset/ building related energy and sustainability initiatives. What are their main reasons this?

  • 1. Is statutory compliance, lifts, air conditioning, electrical testing in place (any other statutory requirements relevant to the territory of the asset)

  • 2. Do you have vacant unit maintenance in place, inspecting regularly and keeping the property safe and secure?

  • 3. Does the asset present well for letting purposes? Consider, would you take a lease of the building in the current condition?

  • 4. Any thoughts on strategy for the asset to the EQT Exeter Leasing Principle for discussion.

  • 5. Are there any neighbouring voids? What is the local feel?

  • 6. Who are the letting agents active near the asset?

  • 8. Are signage boards in place and in good condition?

Insurance/ Liability Risks

  • Are fire hazards being managed? Are fire exits kept in good repair?

  • Are hazards, such as pallets, gas bottles, hand sanitiser kept away from the building (10m or more)?

  • If waste containers are present, are they locked and kept away from the building (10m or more)?

  • Is recycling and waste collection being managed well?

  • Are there any obvious non-compliance with insurance obligations? Any risk improvements that should be made?
