Workplace Analysis and Projects

Risk Abatement Program

  • Unsafe/unhealthful conditions are evaluated and corrective action(s) are taken to reduce risks.

  • Surveys are conducted and appropriate corrective actions are initiated.

  • IRIS Items overdue 30 days or more overdue are reviewed and updated in IRIS.

  • All items overdue must have new abatement date and a annotated reason. All items will have a work in progress or project date for completion. Items longer than 45 days must annotate interim controls in place.

  • Projects performed on the facilities have approval from the regional safety and health office/specialist.

  • RAC 1s & 2s in IRIS program are corrected within specified time frames or interim corrective action has been taken.

  • The facility is in compliance with all OSHA Regulations. (ie, walking / working surfaces, electrical, compressed gas, means of egress, etc.)

Hazard Communication and Materials Handling

  • GSA Managers have received training in Safety and Health responsibilities and demonstrate an understanding of their responsibilities.

  • A Hazard Communication Program has been developed and implemented by the maintenance and custodial contractors.

  • MSDS’s and chemical inventory lists are readily available upon request and are current.

  • Chemicals are stored, handled, transported and labeled properly.

Lockout / Tagout

  • Circuits under repair are properly Locked Out / Tagged Out.

  • Lock Out / Tag Out equipment is properly maintained.

Confined Space

  • Confined Spaces are identified in the facilities with proper signage.

  • Confined Space permits are kept on file by the facility manager.

Hearing Conservation

  • Hearing protection is used and available in the facility.

  • Hazardous noise areas are identified with proper signage.

Tanks

Asbestos Control

  • An Asbestos Program Manager and an Alternate Asbestos Manager have been appointed in writing.

  • A building specific Asbestos Management Plan has been developed and implemented for all buildings with asbestos containing material (ACM).

  • Tenant agencies have been notified of the presence of asbestos and the availability of the Asbestos Management Plans.

  • All building asbestos inspection reports and prevalent level air monitoring data are maintained and kept on file.

  • The O&M Contractor has been supplied a copy of the current building asbestos inspection or re-inspection report.

  • Adequate periodic ACM inspections are conducted.

  • Damaged ACM is identified and prompt abatement actions are taken.

  • ACM is appropriately labeled.

  • Prior to any renovations, the presence and condition of ACM is determined by a pre-alteration asbestos survey.

  • Prior to any asbestos abatement actions, client agencies are notified and provided all appropriate information concerning the project.

Lead Paint

  • Prior to any renovations, the presence and condition of lead is routinely determined by a pre-alteration lead survey.

  • Prior to any lead abatement actions, client agencies are notified and provided all appropriate information concerning the project.

Indoor Air Quality

  • Client agency’s complaints are promptly acted upon. If possible, the specified source of the concern/problem is identified and corrective action taken.

  • All leaks and water intrusion problems are corrected within 72 hrs.

  • Micro-biological controls are in place (drip pans properly maintained).

  • Construction operations are properly sequenced and managed to address contaminates.

  • Low volatile organic compound (VOC) materials used where feasible.

  • Special contaminant sources identified and controlled (e.g. print shops, garages, etc.).
