  • NOTICE: SOME REPAIRS MAY NEED PERMITS. CONTACT THE CITY OF PITTSTON CODE ENFORCEMENT OFFICE TO DETERMINE WHAT REPAIRS REQUIRE PERMITS. Any and all violations discovered are required to be corrected, abated, repaired or otherwise removed within thirty (30) days of the Rental Inspection, unless other time limit stated above. For each violation that is not corrected, the owner or designated responsible party shall be deemed guilty of a summary offense and shall be subject to a fine of not less than $500.00 and not more than $1,000.00. Each day that a violation continues constitutes a separate violation.

The scope of this report is a limited visual inspection of the general systems and components of the building and property to identify any item listed in the report which may be in need of correction.

This report is not a warranty or guarantee (expressed or implied) that the items are defect free, or that latent or concealed defects do not exist, may have existed in the past, or may exist or become evident in the future, or that the defects we have referenced in this report are the only defects that exist. This report is not a statement of suitability for future expansion or use.

To avoid damage claims and other risks, inspectors do not climb to inspect or walk roofs. Roofs, chimneys, gutters and roof penetrations are observed from the ground, which imposes obvious limitations on this part of the inspection.

Any area which is not exposed to view, is concealed, or is inaccessible because of soil, walls, floors, carpets, ceilings, furnishing or any other thing is not included in this inspection. The inspection does not include any destructive testing or dismantling.

    SMOKE & CO ALARMS:

Smoke Alarms required - One each floor, one each bedroom, one outside of sleeping area(s) (can not be mounted closer than 12” of ceiling or intersecting wall)
CO (carbon monoxide) Alarms required - One each floor, one outside of sleeping area(s) (if a fuel burning device is in use within structure)

Go to NFPA.org/Public-Education for guidance on installing and maintaining alarms and important fire safety information. Be sure to test alarms regularly!
