Roof Assembly

  • What is the general condition of the roof ?

  • Roof is new or less than one year old. There is virtually not roof wear from foot traffic or weather. Roof requires only simple debris removal and clean up.

  • Roof is in a very non aged condition. All flashings, membrane, wall coverings penetrations and equipment/skylight flashings are in good condition requiring minor repair work and coating replacements. Debris is not excessive and drain flashings are worn but in repairable condition.

  • Roof is showing normal signs of age-wear and/or may have foot traffic wear. Some flashings have failed but are repairable. Debris may be normal or excessive. Roof membrane is worn and may have some repairable lap or seam problems. All Flashings usually require protective coating or sealing. Pitch pans need refilling and drain areas are showing lots of wear

  • Roof is showing many areas of wear or problems. Flashing problems may be occurring, some requiring complete removal of existing flashing before proper repairs can be make. Roof membrane may be very worn in areas, or have many seams/lap problems. Membrane damage exists in some areas on system but is repairable. Drains usually show signs of heavy wear, or require complete re-flashing. Extensive work is needed but it is manageable and once repaired, roof can be maintained.

  • Roof is showing excessive wear or problems. Many flashing problems may be occurring requiring complete removal of existing flashings before proper repairs can be made. Roof membrane may be extensively worn in areas or be extensively damaged. There may be system wide seam or lap failures. Drain areas may require complete reflashing or drain replacement. Inner-ply asphalt in built-up roof systems may be completely lifeless and crumbling. Leading may be occurring in many field areas. Once roof is repaired, it may perform for only a short period as failure is imminent. Life extension of the roof system is difficult past one year.

  • Are pipe penetration sealants cracked or missing ?

  • Are pipe flashings properly sealed ?

  • Is there cracks, splits or tears on base flashings?

  • Is membrane failing at edge metal ?

  • Is counter flashing damaged or missing ?

  • Are there open corner flashing ?

  • Do pitch pans need to be topped off and properly sealed ?

  • Do coping joints need resealing ?

  • Is there debris in drain and/ or on roof ?

  • Is there cracked or opened drain flashings ?

Non Related Roof Issues

  • Is there missing A/C units doors ?

  • Are A/C units leaking ?

  • Is there abandoned equipment parts and debris ?
