- 1. Hazzard signage to be provided at all roof access points as per design standards
- 2. Where fragile surfaces are identified and access is required tonwithin 3 metres of the hazard, then the following is applied in priority order: A. Guardrails / hazard signage, B. Restraint system / hazard signage, C. SSOW / hazard signage
- 3. Fixed edge protection to be installed around all skylights regardsless of location (Fixed solution with no protruding feet)
- 4. Skylight fragile roof stickers to be applied to all 4 corners / sides of the skylights regardless of location
- 5. Edge protection is required when the variance in roof levels is greater than 1.5m. Edge protection to be considered via risk assessment and SSOW for roof level changes between 450mm - 1500mm. No specific requirement for level changes under 450mm
- 6. Edge protection orntether wire system should only be installed where access is required within 3m ofna roof edge for maintenace works highlighted on the weekly PPM route. If access is required tomareas within 3m of the roof edge which are not on the weekly ppm maintenace schedule then a SSOW is required to indicate special arrangements for infrequent maintenance.
- 7. Fixed guardrail plus access gate must be installed around existing and new access hatches with no protruding legs. All hatches must have ladder up bar to aid access and egress to roof areas.
- 8. Where roofs have no defined edges both a tether wire system and non slip walkway must be installed to all areas requiring access.
- 9. In all instances where a tether wire system is scoped, a fall restraint (prevention) system should be specific. Tesco policy states that installation of a fall arrest system is not permitted. The system utilised should not, under any circumstances, allow the user reach a position of danger.
- 10. Training should be included as part ofnall tether wire system installs
- 11. Pernament access to sky signage ie walkway / tether wire / edge protection, is not required. SSOW to indicate special arrangements required for infrequent maintenance such as lamp change
- 12. Access to higher roof levels for irregular maintenace purposes ie gutter cleaning, should not be provided. If existing access has already been installed then a lockable ladder guard or stairgate must be installed within the relevant saftey signage to restrict access. SSOW to indicate special arrangements is required for infrequent maintenance.
- 13. Fire detection and emergency lighting standard to be followed when existing detection system is missing from any roof area (Plant noise to be considered): A. Exisitng working sounders should not be replaced with beacon / sounders if in good working order. Beacins / sounders should only be installed as new. B. Internal maintainable areas - detection, visual / sounder internal and bewcon / sounder external C. External maintainable areas - beacon / sounder D. Exits from roof - external beacon / sounder, break glass call point. E. Emergency lighting and illuminated directional and exit fire signage - along escape routes at change of level and direction.
- 14. Second fire escape route is required when: A. Route is longer then 60m in a single direction B. Route is longer then 100m in more than 1 direction
- 15. Consideration should always be given to improving the main means of access onto the roof, where it is compromised by gullies, pipes, ducting, sunken roof surfaces, high step, steep ladders etc.
- 16. Lighting standard to be applied across all roof areas where requied: A. 10 Lux average under emergency conditions fornall areas that might require access. B. At step-over points and any change of direction we should ensure there is a light fitting with emergency back up to provide the highest lighting levels at hazard locations during normal operation and during emergency operation. C. A manual switch is to be installed at the access point (door / stairs) where there is already lighting
- 17. All plant with an existing access platform should have guard rails and steps
- 18. The bottom rung of the vertical ladders to a plant deck should be no greater than 250mm from the roof.
- 19. All roof mounted refridgeration control panels should have an access platform provided, including guard rails and steps
- 20. Access platforms should only be provided to plant, controls or points of energy isolation where, regular planned access is requied, the work duration is likely to be forna prolonged period and the access is above 600mm from the roof.
- 21. Small ladders on access platforms do not need to be replaced with steps
- 22. Consideration should be given to the removal of redundant plant where significant deterioration has taken place, or roofmleaks are present. Where removal is not practical then we must ensure that plant is weather tight / encapsulated.
- 23. Pernament access should not be provided to refridgeration fan decks. If thebfan deck is within 3m of the roof edge then special access should be provided.
- 24. Consideration should be given to the replacement of vertical ladders where all of the following applies: A. Regular access is required for maintenance activities B. Transport of Materials and parts is required onto the roof and where space allows. Where replacement isnt practical a hoist or davit should be provided laong with a ladder extension facility, sprung hatch and roof level guard rail.
- 25. Step overs which have an existing handrsil, do not require a second handrail to be installed
- 26. Plastic non slip duckboards should only be used(no timber) where block non slip tiles are not suitable I.e ponding
- 27. Fire detection should be provided in any void areas used for storage
