Minimum Standards Checklist / Compliance with Standard

  • Was the NHO pre void works completed to standard?

External Doors

  • Secured and undamaged (inc frame)

  • All door furniture intact

  • Can provide 2 sets of keys to front and back doors

Walls & Ceilings

  • All polystyrene ceiling tiles removed - Fire hazard

  • No major cracks or loose plaster

Windows & Doors

  • All fire doors to have an appropriate self closing mechanism (i.e. Has a closer been removed)?

  • Any glazing below 800mm to be safety glass

  • Any glazing in doors or side lights to doors at any height should be safety glass

  • Door furniture to be in good order

  • Window locks will have an adequate supply of keys

  • All glazing to be free from defects and cracks

  • Trickle vents should operate with ease

  • Ground floor and basement flats should have window locks

  • Windows and doors should open and close with ease and catches should be fully operational.

Floors & Stairs

  • Floorboards to be free from holes and cracks, and be stable

  • Handrails in good order and secure

Plumbing

  • Taps, ball valves & waste pipes to be in good working order and free from leaks

  • Hot water cylinder jacket to be in good effective order

  • Sinks and basins to have a plug and chain

Kitchen

  • Sinks to be free from damage

  • Work tops to be free from major scratches

  • All abutments / junctions to be sealed with silicon mastic

  • All tiles to be in sound condition, secured and grouted

  • If kitchen is older than 20 years and has missed from a recent replacement programme, then it should now be replaced

  • All units, drawers & doors to be secure and in good order

Bathroom

  • All fittings and plumbing to be free from leaks and sealed with silicon mastic

  • WC seat to be free from cracks and stains

  • Sufficient tiling around bath, basin and shower that is sound, secure and grouted

  • Incorrectly installed showers to be removed

  • A fully working extractor fan to be fitted in bathrooms with no window

Cleaning

  • The property, including the loft space and garden, to be free from rubbish or debris

  • All work tops, walls and base units to be free from grease and dirt

  • All walls to be free from graffiti and noticeable marks

  • Floors to be free from excessive marks

  • All sanitary fittings to be hygienically clean

  • All tiling to be free from dirt

  • All elements of property to be free from mould growth

  • Property to be free from pest infection

External

  • All ponds to be filled in

  • Grass to be no longer than 15cm long

  • All footpaths, steps, handrails etc to be in a safe condition

  • All free-standing sheds or stores left at the property to be in a sound condition (prior to gifting to incoming resident)

  • All down-pipes, drains and gutters to be free from leaks / blockages and be secure

  • All gates to open and close correctly and be in a sound condition

  • Fencing to be intact and secure

  • All gas and electric meter cupboards to be secure
