  • Follow the inspection checklist provided in each section

  • Answer each question and provide a required action and picture(s) of the concerned area(s) or item. The required action should be for Landlord (LL), Facilities (FAC), Security (RSO), IT (IRM), Warehouse (WH), or Contractor (CO). Example entries: 1. LL: Replace broken tile. 2. FAC (WO: 12345): Perform PM on all air conditioners 3. RSO: Repair security door or change exterior locks. 4. IRM: to remove/install radio cables 5. WH: To replace washer and dryer 6. CO: Paint all interior rooms. NOTE: Add work order numbers where possible.

Structural (Includes guard booths, staff quarters and other structures)

  • Inspect all interior and exterior surfaces such as walls, floors, ceilings, garden walls, gates, paved walkways, porches, and so on for cracks, openings, damage and any other defects.

  • Repair or replace damaged or missing tiles as needed.

  • Inspect roof, make all repairs required and insure the roof is waterproof.

  • Escape hatch was checked and found to operate satisfactory.

Painting

  • Remove all nails from the walls, patch holes, fill cracks and prep repaired spots to match the surrounding surfaces.

  • Remove or tape over all light fixtures, electrical and plumbing cover plates, hinges, screens and other fixtures to avoid them being painted or splashed with paint.

  • Clean all light fixtures, light switch covers and outlet covers. Replace as required.

  • Inspect and paint all interior surfaces.

Carpentry

  • Inspect and test all doors and windows for functionality. Insure all hinges are lubricated and all window are sealed properly.

  • Inspect and test all locks, handles and knobs to insure all function properly and keys for every lock.

  • Inspect all interior and exterior woodwork and replace/repair and needed.

  • Inspect all screens and repair/replace as needed. (Screens with unsightly paint drippings or overlap must be replaced)

  • Inspect and clean all towel (to include removing rust), shower rods, toilet paper holders, etc. and replace as needed.

Plumbing

  • Inspect all faucets and repair as needed.

  • Inspect all fixture cabinets and repair leak and dry rot damage as needed.

  • Remove and clean all faucet screens. Replace if needed.

  • Remove and clean washing machine water filter if applicable.

  • Thoroughly clean filtered water, water distiller components, replace filters and test for satisfactory operation.

Electrical

  • Inspect and test all light fixtures

  • Replace all defective bulbs, switches, flickering fluorescent ballasts, and damaged fluorescent-light covers (don’t forget the exterior lights).

  • Replace all of the older model fluorescent light fixtures that were either manufactured without plastic covers or for which covers are no longer made.

  • Correct all wiring defects including frayed or exposed wires and connections.

  • Inspect and test the operation of all electrical appliances such as washers, dryers, transformers, stabilizers, etc. and repair or replace as required. (please do not forget the refrigerator and oven lights)

  • Test stove and oven to ensure functionality and insure there are three full tanks of cooking gas. Check the gas lines to insure they are functioning properly.

  • Inspect and test all telephone instruments and wiring (if installed).

  • Inspect and test all operational aspects of the alarm systems (RSO).

  • Inspect and test doorbells and repair or replace as needed.

  • Ensure all outlets, switches, etc. are all properly mounted and sealed.

  • Insure GFCI switches and RCD outlets are installed where needed and functional.

  • The backup generator has been serviced, checked and is fully operational.

Air Conditioners/Smoke detectors/Fire Extinguishers

  • Inspect, test and complete (PM) preventive maintenance on all air conditioners to include cleaning filters, washing condensers, re-tightening electrical connections, replacing defective insulation, and other repairs of replacements as indicated.

  • Inspect and test all smoke detectors and replace batteries as required.

  • Fire extinguisher checked mounted on wall in kitchen area and functioning properly.
