VIOLATIONS

  • The following violations have been found

  • Code sections are from Chapter 435 of the City of Easton Code. Unless otherwise noted.

  • There is evidence of repairs, alterations, additions or other work without required permits and inspections. (City Code Chapter 245)

  • Install approved address numbers that are plainly legible and visible from the street fronting the property and, where applicable, from the street or road abutting the rear of the property. Each dwelling unit shall have plainly legible identification. Each room or space shall have the required plainly legible identification. (15(D)(3))

  • The sidewalks, walkways, stairs, driveways, parking spaces and similar areas shall be kept in a proper state of repair, and maintained free from hazardous conditions. (15(B)(3))

  • Cut and maintain weeds and grasses below 8". Trees and shrubbery shall not present a hazard, nuissance or encroach on the public right-of-way. (15(B)(4))

  • The property shall be maintained in a clean, safe and sanitary manner. Rubbish and garbage shall be properly stored and disposed. (15(B)(1), 19(B), 19(C), 19(D))

  • Remove the inoperative or unlicensed or disrepaired motor vehicle from the property. (15(B)(8))

  • Key boxes are installed and have updated keys verified by the Easton Fire Department. (24(B)(7))

  • Repair the exterior surfaces, foundation and walls so that they are maintained weatherproof, free from holes, plumb and protected from deterioration. (15(D)(2), 15(D)(5), 15(D)(6))

  • The storefront shall be maintained in good repair and shall not constitute a safety hazard or nuisance. (15(B)(11))

  • Repair or replace windows, skylights and doors to fit in the frames and open, close latch and lock (where required) and to be free from damage and maintained weather-tight. (15(D)(13), 16(F))

  • The roof, drains and gutters shall be cleaned, repaired or replaced to maintain the interior free from moisture and not cause a public nuisance. (15(D)(7), 22(G))

  • Stairways, decks, porches and balconies shall be maintained structurally sound, in good repair, with proper anchorage and capable of supporting the imposed loads. (15(D)10))

  • Handrails and guards shall be installed, at the required height, firmly fastened and capable of supporting normally imposed loads and shall be maintained in good condition. (15(D)(12), 16(E), 18)

  • Structural members shall be repaired or replaced to be capable of safely supporting imposed loads. A professional engineer may be necessary to design a solution. (15(D)(4))

  • Properly install pipes, ducts, fans and the like so that gaseous or particulate wastes do not discharge directly upon abutting or adjacent public or private property or that of another tenant. (15(B)(6))

  • The chimney shall be repaired or replaced and protected from decay and deterioration. (15(D)(11))

  • Fire escapes shall be repaired or replaced to maintain a safe path of egress. A professional engineer shall provide an inspection report certifying structural adequacy and safety at least once every five years to the Department of Code Enforcement. (24(B)(5))

  • Eliminate rodent harborage and/or pest infestation; proper precautions shall be taken to prevent re-infestation. (15(B)(5), 20)

  • Remove the graffitti from the property. (15(B)(9))

  • Remove excessive, unused communication equipment, cables, and wires. (15(D)(19))

  • Accessory structures shall be maintained structurally sound and in good repair. (15(B)(7))

  • Clean, sanitize, repair or otherwise maintain the swimming pool in good repair. (15(C)(1))

  • The swimming pool, hot tub, and/or spa shall be completely surrounded by a barrier a minimum of 48" in height with approved gates or other approved enclosure. (15(C)(2))

  • A clear, safe and continuous path of egress shall be provided, and doors shall be readily openable from the egress side. (24(B)(1-3), 24(E)(1))

  • Stairs and walking surfaces shall be repaired to maintain a safe path of travel. (16(D))

  • Structural members shall be repaired or replaced to be capable of safely supporting imposed loads. A professional engineer may be necessary to design a solution. (16(B))

  • Repair or replace interior surfaces (walls, ceilings, floors) to be maintained in a good, clean and sanitary condition. (16(C))

  • Clean and maintain the interior of the structure in a clean and sanitary condition. (16(A))

  • The basement, crawl space or similar area was damp or wet. Protect these spaces from moisture infiltration and dampness. (16(G))

  • The minimum ceiling height and/or room dimensions are not provided for each bedroom, living room, dining room or kitchen. (21(D)(2-3), 21(D)(5))

  • A kitchen or food preparation area shall be provided. (21(D)(8))

  • Cooking is not permitted in and cooking appliances shall not be permitted in sleeping rooms, dormitory units, motel or hotel rooms, without approval. (21(C)(3))

  • Dwelling units, hotel units, housekeeping units, rooming units and dormitory units shall be arranged to provide privacy and be separate from other adjoining spaces. (21(D)(1))

  • Rooms, halls, and other spaces do not meet the required natural or artificial light requirements. (21(B)1-3), 23(E)(3))

  • Rooms, halls, cooking areas, bathrooms and other spaces do not meet the required natural or mechanical ventilation requirements. (21(C)(1-2), 23(G))

  • Process ventilation shall be provided to remove air contaminating agents at the source and exhaust to the exterior without re-circulation. (21(D)(4), 23(G))

  • The required plumbing fixtures shall be provided, have the required clearances, and maintained in good working order and free from hazards. (22(B-D))

  • Every dwelling unit shall be provided with a water closet, lavatory, and a bathtub or shower. (21(D)(4), 22(B)(1))

  • Clothes dryer exhaust is not properly installed (21(C)(5), 403.5, 23(G))

  • Fuel-fired heating systems and chimneys shall be inspected and certified by a qualified professional to be in good repair, clean, and properly venting within the past twelve (12) months. Signed copies of the certificates shall be provided to the Department of Code Enforcement. (23(C)(1-2), 23(C)(5))

  • Required heating facilities shall be provided to maintain a room temperature of 68 degrees F. (23(B), 23(G))

  • Mechanical appliances shall be properly installed, maintained in a safe working condition, and have sufficient combustion air. (23(C)(1-3), 23(C)(5), 23(G))

  • Safety controls shall be provided on water heaters, heating, and other mechanical equipment. (22(E)(4), 23(C)(4))

  • Abandoned or out of service oil tanks shall be removed. (23(C)(7))

  • Portable heating equipment is not permitted and shall be removed. (23(B)(6))

  • Electrical service shall be repaired or replaced to provide the required minimum amperage and be free from an unsafe or hazardous condition. (23(D)(2-3))

  • Electrical wiring and/or equipment installed or maintained improperly. (23(E)(1))

  • The minimum number of receptacles are provided, properly installed and have the required GFCI or AFCI protection. (23(E)(1-2))

  • Emergency lighting and exit signage shall be installed and maintained to provide the required illumination for 90 minutes without building power. (24(B)(8))

  • Emergency escape openings shall be provided and maintained operational. (24(B)(4))

  • Fire protection systems (sprinklers, alarms, kitchen hood, etc) shall be installed and maintained. Annual inspection reports by certified individuals shall be submitted to the Department of Code Enforcement. (24(D))

  • Fire extinguisher(s) shall be installed and maintained. (24(D)(2))

  • Repair, replace or install fire-resistance -rated assemblies. (24(C)(1))

  • Repair, replace or install the required opening protectives in the fire or smoke barriers, walls or assemblies. (24(C)(2))

  • Smoke and Carbon Monoxide Alarms shall be installed. (24(D)(3), 24(D)(6))

  • Smoke and Carbon Monoxide Alarms shall receive their primary power from the building wiring. (24(D)(4))

  • Smoke and Carbon Monoxide Alarms shall be interconnected in such a manner that the activation of one alarm will activate all of the alarms. (24(D)(5))

  • Smoke and heat detection shall be provided in ducts and maintained in good and operational condition. (24(D)(7))

  • The fire protection system has had tampering. Restore the system to code compliant condition. (24(D)(8))

  • Remove excessive quantities of flammable or explosive matter. (24(E)(2))
