  • Are there any health and safety issues with overgrown bushes/hedges/grass?

  • Are there any signs of vermin activity? i.e. Rats etc? Have bait boxes been checked?

  • Internal walk around completed?

  • Are there any tenant belongings/rubbish or combustible materials obstructing the internal common areas/escape routes?

  • If obstructions found have you knocked on tenants door and requested it be moved?

  • Are there any loose banisters, hand rails or railings?

  • Are there any trip hazards of broken stair treads, ripped carpet etc?(Risk of slip, trips, falls?)

  • Are the emergency lights in good condition with no evidence of damage? Are the green LED power lights visible?

  • Emergency lighting tested with no faults?

  • Is there a fire alarm panel? Has it got power and does it display any faults?

  • Fire alarm placed in safe mode and tested with no faults showing?

  • Are the fire alarm detector heads in good condition and none missing?

  • Is there a Opening smoke vent or an Automatic opening vent (AOV)? If so does it operate ok from the yellow fireman's override switch?

Fire Doors General Condition Communal and Flat Entrance (corridor division, store rooms, entrance doors etc.) (Representative sample of both sides of flat entrance doors to be made)

  • Are the communal fire doors in good condition with no visible damage?

  • Are the frames and door stops in good order?

  • Is any safety glazing in good order and secure?

  • Are all self closing devices working and fully closing the door?

  • Are any heat/smoke/intumescent strips present in good condition?

  • Are there any excessive gaps between the doors and frame?
