Questions

General

  • LIGHTING satisfactory in corridors and staircases.

  • Flooring throughout has no trip hazards.

  • Staircases; handrails and stair nosing in good condition.

  • Roof, external walls, windows, and external pathways in good repair.

  • All fixtures and fittings in good repair.

  • DEFECTS REPORTING in place.

  • Deep cleaning of accommodation undertaken at least quarterly or more frequently as required.

  • LEGIONELLA water hygiene checks completed including weekly flushing of low use outlets and unoccupied bedrooms.

  • SHOWERHEAD CLEANING up to date.

  • Accommodation free from pests.

Washing Facilities

  • Adequate number of facilities provided, the below are considered reasonable examples:

  • 5 people: 1 bathroom/ 1 separate toilet

  • 6-10 people: 2 bathrooms/ 2 separate toilet

  • 11-15 people: 3 bathrooms/ 3 separate toilet

  • All BATHROOMS, shower rooms, and separate toilets suitably ventilated to outside air (mechanical and/or natural).

  • Adequate hot and cold water supply.

  • Wash hand basin provided in every separate toilet, bathroom and shower.

  • Each bath, shower cubicle and wash hand basin provided with adequate impervious splash-backs. No evidence of mould.

  • Floor is clean, non-slip and in good condition.

  • Shower cubicles clean, in good repair and enclosed on 3 sides. Grab rail and anti-slip surface present.

  • Bathrooms/ shower rooms appropriate size for changing and drying space for users.

Kitchen Facilities

  • Adequate supply of cold and constant hot water to each sink and draining board provided.

  • Kitchen ceiling, walls, floor clean and in good repair. Floor slip resistant.

  • Walls adjacent to cookers, sinks, and food preparation areas with impervious splash backs.

  • Adequate quantity of worktops, cupboards, equipment, utensils, fridge/ freezer space and electrical sockets. All in good repair.

  • Kitchen extractor fan in working order.

  • Kitchen has wall mounted fire blanket.

  • Adequate space provided to eat meals (in kitchen or separate lounge area).

Disposal of Refuse/Recycling

  • Appropriate refuse disposal and recycling facilities available with suitable containers present in kitchen and other areas.

  • Adequate collections available for removal of waste with no refuse or unwanted items left on site.

Bedrooms

  • Suitable rooms sizes for number of Team Members. For example, if no shared lounge is available for use, a single bedroom of 10.2m2 and double bedroom of 15m2 is considered reasonable.

  • WINDOWS restrictors (if required by local law) which prevent windows opening more than 10cm.

  • BALCONIES (where present) have a minimum height between floor and top of handrail 1.1m. No gaps exceeding 10cm and no horizontal rails that would aid climbing.

  • Secured for unauthorised access.

  • Bedroom fixtures, fittings and decor in good repair. No evidence of mould or damp. Defects reported to maintenance.

  • Bedrooms maintained in good condition, clean and tidy.

  • No unauthorised equipment in use (e.g. cooking equipment).

Fire Safety

  • Fire Risk Assessment in date and no overdue actions outstanding, where required by local law.

  • Emergency exit doors: Easily openable and unobstructed.

  • Escape routes free from obstruction.

  • Bedroom fire doors are self- closing, have intumescent strips and seals, 3 hinges and thumb turn door locks.

  • All fire alarm call points signed and unobstructed.

  • Fire detection operational, and tested.

  • Fire alarm systems annual 100% contractor certificate available.

  • Emergency lighting tested monthly and annual certificate available.

  • Fire action notices on display in bedrooms on back of door.

  • No-smoking signage displayed and no evidence of smoking.

  • Designated smoking area outside with suitable ASH DISPOSAL metal ash bins.

  • Fire blankets and extinguishers tested annually, certificate available.

  • All furnishings are certified as fire retardant.

  • No naked flames/candles in use.

  • Clothing and combustibles kept safe distance from heaters.

  • IRONS are auto cut-off and have suitable ironing board and covers.

  • No excessive use or linked extension leads.

Accommodation Security

  • No evidence of visitors staying overnight (unless approved in advance).

  • No Hotel keys (electronic or metal) retained in accommodation.

  • No Hotel equipment brought into the accommodation unless ‘Pass Out’ form completed and approved.

  • No evidence of illegal substances use or offensive weapons.

  • All entrance doors to property have locks in good working order. Combination codes (if applicable) changed regularly and when Team Members change.

  • Bathroom and toilet locks in place and in working order.

  • Any outhouses, sheds, plant areas kept locked with perimeter fencing/gates in good condition.

  • External lighting operational.

  • Team Member car parking secured, access control satisfactory and security controls based on location risk.

  • Property intruder alarms operational where installed.

  • Property and external CCTV in good working order where installed.
