  • Are gutters, gullies and drains clear?

  • Are any external staircases clear and clean?

  • Are external lights working and in good condition?

  • Have cigarette bins been emptied?

  • Are any boundary fences/walls in good condition and safe?

  • Is all car park equipment in good condition and functional?

  • Is site parking issue free?

  • Is the signage damage free, clean and tenant information correct?

  • Is window cleaning to a good standard (external only)?

  • Is the exterior of the property issue free?

Internal Review

  • Are all internal lights working?

  • Are all fire extinguishers present, in date and have the correct signage?

  • Are call points in good working condition?

  • Do all disabled alarms work? Including disabled toilets and refuge points.

  • Are stair handrails and treads in good condition?

  • Are door closers functional?

  • Does the lift alarm sound and connect to a monitoring centre?

  • Is the site key box functional? Are all keys labelled?

  • Are plant rooms locked, tidy and free of leaks or alarms?

  • Is internal decoration in a good condition? (Including ceiling tiles).

  • Is the entrance/exit doors to site in good condition and functional?

  • Is the signage damage free, clean and tenant information correct?

  • Is the property at a comfortable temperature?

  • Is the property free from odours?

  • Is site cleaning to an acceptable standard? if no please list issues.

  • Is good housekeeping demonstrated, with no trip hazards?

  • Is the interior of the property issue free?

Tenants

  • Have all tenant representatives been visited? List any complaints and/or plaudits?

Post-FMI Actions

  • Have PPM dockets been loaded onto Asyst?
