Internal Review

  • Does the lift alarm sound and connect with a monitoring station?

  • Is the internal decoration in good condition (including ceilings)?

  • Is the site cleaning to an accpetable level (including window cleaning)?

Signage

  • Business Signage -Is the signage up to date?

  • General signage - Is it relevant and in-date?

  • Is all signage clean and functional?

Estates Property Matters

  • Has any unaproved structures been built since last visit? (If yes this should be reported to the Estate Manager)

  • Are there any disputes with neighbours?

  • Has any restrictions been enforced on the property?

  • Have any notices been issued to the property?

  • Has an EPC been undertaken, does it acheive 'E' or above?

Statutory Compliance

Asbestos

  • Has an asbestos survey been undertaken for the property?

  • Is the asbestos policy available to site?

  • Is the SIG asbestos policy statement available to site?

  • Is there an effective asbestos management plan in place?

Electical

  • Fixed wiring - Has the electrical distribution been tested within the past 5 years or 20% per annum?

  • PAT testing - Has all portable equipment been tested in the past year?

  • Emergency Lighting - Has the monthly 30 minute flick test been undertaken and recorded?

  • Emergency Lighting - Has the annual 3hr discharge test been undertakken by a competant person and recorded?

  • Is there lightining protection and has it been tested in the past 48 weeks?

Fire

  • Has the weekly call point test been undertaken and 100% covered within a 52 week period?

  • Has the smoke extract been tested in the past 12 months?

  • Has all dry risers been tested in the past 12 months?

  • Has all fire extinguishers been tested, in place and have the correct signage?

  • Has the fire alarm been serviced and completed 100% over a 12 month period?

  • Has a fire evacuation test been undertaken in the past 12 months or 6 months if defined in the fire risk assessment?

Gas

  • Is the relevant Gas safe certification in place and in date?

L8 - Water management

  • Have the water temperature tests been undertaken and recorded as per the sites WRA?

  • Has all identified water little used outlets been flushed and recorded as per the sites WRA?

  • Has all shower heads been dissinfected and rcorded in the last Qtr as identified in the sites WRA?

  • Has sampling and testing of the water been undertaken as per the sites WRA?

Risk Assessments

  • Is a current Fire risk assessment in place (Fresh assessment every 5 years, but reviewed annually?

  • Have all actions been closed out on the FRA?

  • Is a current General risk assessment in place (Fresh every 5 years, but reviewed annually?

  • Have all actions been closed out on the GRA?

  • Is a current WRA in place?

  • Have all actions been closed out on the WRA?

  • Has a DDA been undertaken and all actions closed out?

Lifts and lifting equipment

  • Are any lifts under a maintenance contract?

  • Has a LOLER report been undertaken by the insurance company?

  • Has all fixed ladders been tested within the last 6 months and tagged?

  • Has a LOLER report been undertaken on all roller shutters within the last 6 months?

  • Has any Pressure Vessels been tested by the insurance company in the past 6 months?

  • Has all mansafe equipment been tested and tagged in the past 12 months?
