Wash Room Services

Are pest control services being provided in accordance to the service agreement? (Hint: Check invoices against frequencies as documented in service agreement).

Lifts

Is there a current lift management contract in place?

When does it expire?

Are lifts being serviced in accordance to service agreement?

Security Services

Is there a contract in place for an external contractor to provide security services?

When does it expire?

Cleaning Services

Is there a contract in place for cleaning?

When does it expire?

Has there been a recent audit completed by Hotel Services?

When did this last occur?

Gardening and Grounds

Is there a contract in place maintaining gardens and grounds?

ON SITE INSPECTION

Fire Protection Systems

Are Fire Cupboards (fire hose reel storage etc) clean and free from stored materials and rubbish?

Are Portable Fire Extinguishers and fire hose reels marked with a location and identification marker?

Emergency Management

Is the Emergency Evacuation plan clearly displayed in all areas?

Are all Fire Doors Operational?

Are assembly points understood by tenants?

Are the escape paths and emergency exits clear?

Electrical (Common Areas)

Are the GPO's being used appropriately (ie, power boards, double adapters etc)?

Hazardous Substances

Are there any hazardous materials or dangerous goods present on site?

Are the materials or goods stored correctly?

Are the Material Safety Data Sheets (MSDS) available for all dangerous goods?

Interior Environment (including basement)

Certificate of Classification is displayed appropriately at entrance of building?

Are floors and surfaces in good condition?

Carpets have been cleaned in accordance to service agreement?

Are vacant areas clean and presentable?

Are lighting levels satisfactory?

Are stairways and aisles kept clear and useable?

Is the line marking and signage adequate in the car park?

Is the general presentation and cleanliness satisfactory?

Are the kitchen/tea rooms clean?

Are sufficient sanitary services provided in accordance to service agreement (ie number of bins match what is being invoiced for)?

Are air neutraliser in place in accordance to service agreement ie number of devices match what is being invoiced for)?

Are the public facilities and large common areas well presented?

Is the directory board up to date and in alphabetical order?

Is suitable signage displayed (ie, no paper signs sticky taped to surfaces, damaged properly illuminated)

Cleaning Services

Have carpets have been cleaned in accordance to service agreement?

Have windows been cleaned in accordance to service agreement?

Are toilets clean and adequately stocked with supplies?

Has external cleaned been undertaken in accordance to service agreement?

Lifts

Are lifts clean?

Are Lifts well lit?

Do lifts appear to be in good functioning order?

Are all buttons illuminating when pressed?

Pest Control

Are there any visible signs of insects or vermin including cob webs.

Exterior Environment

Are the exterior walls and surfaces clean and in good repair?

Are parking areas clean and tidy?

Signage is easily visible and not damaged.

Are the paths and external stairs in good condition?

Are driveways clear and free of hazards?

Are landscaped areas well presented and free from rubbish?

Are all fire exit doors closed to external access?

Plant and Equipment

Are all access ladders and stairways in good condition?

Are ALL plant rooms neat and tidy, free from debris and trip hazards?

Does the car park ventilation system appear to be working correctly?

Are all service cupboards locked?

Are all service hatches locked or closed? (eg man holes, TMV covers)
