Property Inspection

General Building

  • Is the property located in an area which is suitable for the project?

  • Are there unprotected gaps of over 100mm in bannisters/between spindles?

  • Do any windows in the property open below waist height?

  • Are the windows equipped with window restrictors?

  • What are the window frames made of?

  • Are the windows in good condition?

  • Is there damp or mould present anywhere in the property?

  • Does the property have a mains gas supply?

  • Is the fixed heating installation gas or electric?

  • Does the fixed heating/electrical installation appear to be in good working order and condition?

  • Has a building/floor plan been provided with measurements of each room?

  • Ensure measurements of each room are taken.

Grounds

  • Are there any loose paving stones, uneven surfaces and/or overgrown land on the grounds?

  • Is Liquefied Petroleum Gas (LPG) being kept anywhere on the premises?

  • Is there anything overhanging from the roof such as bird spikes, gutter brushes, roof tiles and so forth?

  • Are there obvious defects/health and safety concerns?

Kitchen

  • Does the kitchen have built in appliances?

  • Is there a fire blanket with appropriate kite mark?

  • Is the fire blanket wall mounted between the cooker and the escape route?

  • Does the fire blanket have signage on how to use it?

  • Is there an extractor fan in the kitchen?

  • Is there a cooker hood?

  • Is there anything attached to the wall above or next to the hob?

  • What type of flooring is in the kitchen?

  • Are there any obvious defects/health and safety concerns?

Bedroom/s

  • How many bedrooms are there?

  • Are the bedrooms a minimum of 6.51 Sq/m?

  • Are the bedrooms a minimum ceiling height of 1.5m?

  • Are there an adequate number of electrical sockets for each room and well located?

  • Is there a gas boiler in any of the bedrooms?

  • Are there obvious defects/health and safety concerns?

Bathroom/s

  • How many bathrooms are there?

  • Is there an extractor fan in the bathroom?

  • Is there a shower?

  • What type of flooring is in the bathroom?

  • Is the flooring appropriate?

  • Are there safety features in situ i.e. shower chair or transfer bench that need to be removed?

  • Are the obvious defects/health and safety concerns?

Fire Safety

  • What grade is the fire alarm system?

  • What level of coverage does the fire alarm system provide? (excluding kitchen)

  • Is there a heat detector in the kitchen?

  • Are internal doors sound, well-constructed and close fitting?

  • Are the property walls of sound, conventional construction?

  • If a shared house of three or more storeys, are there FD30 fire doors protecting the escape route?

  • If flats of two or more storeys, are there FD30S fire doors with smoke seals protecting the escape route?

  • If a shared house or flats of two or more storeys, are fire extinguishers in situ on the landings?

Statutory Compliance

  • Is there a valid fire risk assessment in place?

  • Have all actions from the previous fire risk assessment been completed?

  • Has the fire alarm system/smoke detection inspection been carried out in the last year?

  • Has the fire blanket been inspected in the last year?

  • Has Portable Appliance Testing (PAT) been carried out in the last 2 years or 4 years for offices?

  • Has the boiler been serviced within the last year?

  • Has the gas safe inspection been carried out within the last year?

  • Have defects identified on the certificate been rectified?

  • Has the fixed electrical wiring test been carried out within the last 5 years?

  • Have C1 or C2 recommendations been completed?

  • Has the emergency lighting been inspected in the last year?

  • If Asbestos Containing Materials (ACMs) or presumed ACMs have been left in place, is there a written record or register available at the property which has been reviewed within the last 6-12 months?

  • Has a legionella risk assessment been carried out?

  • Have recommendations from the legionella risk assessment been completed?

  • Are appropriate measures being carried out to control and manage legionella bacterium on an ongoing basis?

  • Has the property been checked against the UK Radon Interactive Map?

  • What is the maximum radon potential?

  • Has a radon risk report been obtained if above the 3% action level?

  • If the radon risk report determines a high level of radon, has a radon measurement of the property been taken?

  • Is the suitable remedial method advised by the UK Health Security Agency being carried out?
