1.0 Introduction

1.1 As the appointed management company for the property above. BNS Limited have undertaken an assessment to establish the condition of the external and internal fabric, assets services within the common ownership of the building, and to provide a maintenance plan for the immediate and future maintenance requirements for the property.

1.2 This report is to assess the building fabric, fixtures and finishes, mechanical and electrical services to the external and common parts of the property and make recommendations as to appropriate repairs and maintenance works.

1.7 The report identifies when assets have reached the end of their expected life, and the associated replacement cost based on industry guidance as detailed later in this report. Where an asset was due to life expire prior to the date on this report the associated cost has been placed in first year of the forward maintenance plan.

1.8 The report also considers minor repairs to assets which may be required prior to life expectancy that fall outside of the regular contracted maintenance regime.
