Note: The landlord / Agent should first confirm that they have satisfied their own duty, if applicable , of maintaining external pathways and any other external means of escape under their control.

  • 1. A fire risk assessment has been carried out and reviewed as appropriate, in accordance with the Regulatory reform (Fire Safety) order 2005 in England and Wales, or the Fire (Scotland) act in Scotland?

  • 2. Fire alarm system are in accordance with BS 5839-1: tested weekly?<br>Serviced at periods not exceeding six months

  • 3. Stock heights are at least 500 mm below the level of the sprinkler deflectors?

  • 4. Automatic sprinklers are tested and serviced in accordance with BS 5306-2 ?<br>in particular:<br>Weekly tests are carried out?<br>Water flow alarms are tested quarterly?

Unit smoke control fans / vents / curtains are tested and maintained in accordance with the recommendations of BS 5588-12?<br>in particular:<br>Weekly and three monthly tests are carried out?<br>Annual inspection and test are carried out?<br>Stock and displays do not obstruct automatic smoke curtains and vents?

Adequate numbers of fire wardens / marshals appointed and trained to ensure that sufficient wardens are always available to check that all areas of the premises are evacuated in the event of a fire, and that the resulting information is passed to the building evacuation Manager for onward transmission to the attending fire officer?

  • 7. Fire procedures are appropriate and rehearsed (i.e. in fire drills)? this should indicate any arrangements for evacuation of disabled people

  • 8. No processes or hazards are likely to detrimentally affect other tenants or common parts?

  • 9. Any other duties in respect to fire precautions, required under the lease, are being satisfied?

  • 10. Is there cooking equipment , are extract filters cleaned or changed regularly , and is there a contract in place for deep cleaning of ductwork? (the tenant should be responsible for ensuring that the frequency of cleaning is adequate in relation to the amount of use and the extent of grease build-up within ductwork)

  • 11. Any external activity by the tenant leaves escape routes , which are for use by other tenants , clear and safe at all times?

  • 12. Waste materials are suitably prepared for collection and do not create a hazard for other tenants?

  • 13. External combustible storage is avoided. if no, material is suitably arranged so as not to create an arson risk or put others at risk?
