Toilets - Daily

  • Sinks, hand basins and their surrounds, inc splash backs, ledges, inner and outer surfaces of bowls, overflows, plugs, drain holes, taps, supports, pipes, traps etc to be dry and free of all spoilage, hairs, smears, debris etc after cleaning. Taps to be polished. No build up of spoilage or standing materials to be permitted.

  • Urinals and bowls to be free of scale, debris or other obstructions after cleaning. The inner surfaces of bowls and stalls to be thoroughly scrubbed during cleaning. The inner surfaces of bowls and stalls to be thoroughly scrubbed during cleaning. All associated pipe work and cisterns to be free of smears, streaks and stains after cleaning. No build up of soluble or staining materials on stalls, bowls, pipes, cisterns and related surfaces to be permitted.

  • All interior surfaces including rims and other hidden areas of WC bowls to be thoroughly scrubbed during cleaning. The exterior of bowls, seats, seat hinges and associated pipe work and cisterns to be thoroughly cleaned so as to be free of all marks, streaks and stains. No build up of spoilage or staining materials permitted. Particular attention to be paid to areas less accessible such a flushing rims, pipe connections and seat pillars and hinges.

  • The exterior of toilet paper holders, towel cabinets and any other fixtures and fittings which may occur to be free of all streaks, smears, stains and other spoilage after cleaning.

  • All mirrors to be cleaned so as to be free of all tarnish, stains, verdigris and similar materials

  • All chrome, copper, brass and other metal finishes to be maintained so as to be free of all tarnish, stains, verdigris and similar materials.

Hard floors including lift cars - Daily NOTE: in the context of this audit/schedule, hard floors include terrazzo, I oleum, PVC and thermoplastic, marble, limestone, tile etc. all hard floors to be maintained in accordance with manufacturers instructions.

  • Swept or mop swept floors to be all free of dust and litter. No build up of dust and soilage at edges, under furniture or in corners to be permitted.

  • Damp or wet mopped floors to be free of all scuff marks and soilage adhering to the floor.

  • Biannual - Buffed or spray cleaned floors to have an even sheen, free of scuffs and to be of good general appearance.

  • Biannual - Powdered polish or polish which has deteriorated such that an acceptable standard of appearance can no longer be maintained to be stripped or scrubbed, as necessary and one or two coats of polish applied as appropriate. Polish to be removed using an appropriate stripping agent.

Carpets - Daily

  • Vacuumed carpets to be free of surface litter and debris. No build up of dust, fluff or similar spoilage to be permitted at edges, under furniture or in corners.

  • All stains to be removed as they arise by spotting.

  • No static charge shall be allowed to build up on any carpet.

  • Deep clean of all carpets biannually in accordance with the manufacturers instructions.

  • Deep clean walkways biannually in accordance with the manufacturers instructions.

Entrance / Barrier Mats - Daily

  • Wells, where provided, after cleaning to be free of all accumulation of litter, debris and soilage in general. Tiled frontages to be wet mopped.

Stairs - Daily

  • Stairs and intermediate landing to be maintained so as to be free of dust, debris, streaks, smears, fluff and any other spoilage. Particular attention to be given to edges, corners, strings and risers to ensure no accumulation or build up of soilage occurs.

  • Banister rails and balustrades, including side panels, to be free of dust after dusting.

  • Spot cleaning and damp wiping to remove all stains, marks, streaks, smears, finger marks or other soilage.

Lifts - Daily

  • Runners to be kept free of accumulation of grit, debris and other materials interfering with the operation of the lift doors.

  • Control panels and surfaces to be cleaned and polished so as to be free of finger marks, smears, streaks and other soilage.

Walls, skirting a, screens and doors etc. - Daily

  • All surfaces to be free of dust and smears after dusting.

  • All finger marks, smears, stains and general soilage to be removed during cleaning by spot cleaning, damp wiping or washing as appropriate, to leave surfaces clean, dry and smear free.

  • No smears, streaks or build up of soilage, particularly on the skirting and door kick plates to be permitted.

  • Walls to be free of dust and smears after dusting.

  • Brightwork and door furniture to be maintained so as to be tarnish free. Metal polish to be washed from brightwork before drying and buffing.

Furniture - Daily NOTE: In the context of this schedule furniture shall be taken to include tables, chairs, filing cabinets, lockers, shelving units, cupboards and any similar or related items.

  • All surfaces to be free of dust and smears after dusting.

  • All finger marks, smears, stains and general soilage to be removed during cleaning by spot cleaning, damp wiping or washing, as appropriate, to leave surfaces clean, dry and smear free.

  • No build up or accumulation of soilage on any surface permitted. Particular attention to be paid to edges and corners.

  • PVC or other plastic surfaces to be cleaned by damp wiping or lightly scrubbing with a dilute solutions or neutral detergent using the minimum of solution possible to obtain the result. The fabric must be thoroughly dry and buffed after wet cleaning.

  • Upholstered cloth covering to be thoroughly vacuumed including all nooks and crevices. No build up of dust and loose soilage to be permitted.

Fire appliances and signs etc. - Daily

  • To be free of dust, marks, smears, streaks and stains after cleaning.

External windows, frames and cladding - Quarterly

  • After cleaning both the inside and outside of external windowpanes to be free of all marks, streaks and smears.

  • All streaks and runs to be removed for surrounds as they occur.

  • Cladding to be free of dirt and grime.

Entrance / Reception area glass doors - Daily

  • After cleaning, both sides of the entrance and reception area glass to be free of all marks, streaks and smears.

  • All streaks and runs to be removed from surrounds as they occur.

Main and side entrances, metalwork, walls and paintwork - Daily

  • The area in front and to the sides of all entrances will be maintained free from debris, litter and spills etc.
