Toilets & Shower Rooms

  • Sinks, hand basins and their surrounds, including splash backs, ledges, inner and outer surfaces of bowls, overflows, plugs, drain holes, taps, supports, pipes, traps etc, to be dry and free of all soilage, hairs, smears, debris etc, after cleaning. Taps to be polished. No build up of soilage or staining materials to be permitted.

  • Urinals and bowls to be free of scale, debris or other obstructions after cleaning. The inner surfaces of bowls and stalls to be thoroughly scrubbed during cleaning. All associated pipe work and cisterns to be free of smears, streaks and stains after cleaning. No build up of soluble or staining materials on stalls, bowls, pipes, cisterns, and related surfaces to be permitted.

  • All interior surfaces including rims and other hidden areas of WC bowls to be thoroughly scrubbed during cleaning, the exterior of bowls, seats, seat hinges and associated pipe work and cisterns to be thoroughly cleaned so as to be free of all marks, streaks and stains. No build up of soilage to staining materials to be permitted. Particular attention to be paid to areas less accessible such as flushing rims, pipe connections, and seat pillars and hinges.

  • The exterior of toilet paper holders, towel cabinets and any other fixtures and fittings which may occur to be free of all streaks, smears, stains and other soilage after cleaning.

  • All mirrors to be cleaned so as to be free of smears, stains and marks.

  • All chrome, copper, brass and other metal finishes to be maintained so as to be free of all tarnish, stains, verdigris and similar materials.

  • In addition to the daily cleaning as specified above all toilets will be serviced once during the course of the working day, the service will consist of wiping down surface, sinks and toilet seats and cleaning floors to remove any spills or waste material. Also the supply of soap, towels and any other consumables will be checked and replaced as necessary.

Kitchens and Beverage Areas

  • Sinks, and their surrounds, including splash backs, ledges, inner and outer surfaces of bowls, overflows, plugs, drain holes, taps, supports, pipes, etc. To be dry and free of all soiling, scale, hairs, smears, stains, debris etc.; after cleaning. Taps to bee polished. No buildup of soiling, scale or staining materials to be permitted.

  • All chrome, copper, brass and other metal finishes to be maintained so as to free of all tarnish, stains, verdigris and similar materials.

  • The external surfaces of kitchen appliances to include cupboards, refrigerators, vending machines, dishwashers and their surrounds to be damp wiped.q

  • The internal surfaces of kitchen appliances (excluding vending machines), cupboards, including refrigerators, to be thoroughly washed.

Main & Side Entrances

  • Following the details listed below ensure that all tenant entrances are maintained to the highest possible standard at all times

Entrance/Reception Area Glass Doors

  • After cleaning, both sides of entrance and reception area glass to be free of all marks, streaks and smears

  • All streaks and runs to be removed from surrounds as they occur

External Areas, Car Parks & Loading Bays

  • All areas will be maintained free from debris, litter etc...

  • Gritting of slippery areas to be carried out as necessary

Hard Floors including Lift Cars

  • NOTE: In the context of this schedule, hard floors include terrazzo, linoleum, PVC and thermoplastic, marble, lime stone tile etc. All hard floors are to be maintained in accordance with manufacturers instructions.

  • Swept or mop swept floors to be free of all dust and litter. No build up of dust and soilage at edges, under furniture or in corners to be permitted.

  • Damp or wet mopped floors to be free of all scuffmarks and soilage adhering to floor.

  • Buffed or spray cleaned floors to have an even sheen, free of scuffs and to be of good general appearance.

Carpets

  • Vacuumed carpets to be free of surface litter and debris. No build up of dust, fluff or similar soilage to be permitted at edges, under furniture or in corners.

  • All stains to be removed as they arise by spotting.

  • No static charge shall be allowed to build up on any carpet.

Entrance/Barrier Mats

  • Entrance barrier mats to be cleaned so as to provide an effective barrier to the ingress of soil and water by removing as far as possible accumulations of soilage within the mat.

  • Wells after cleaning to be free if all accumulation of litter, debris and soilage in general. Tiled frontages to be wet mopped.

  • The contractor shall also provide mats for building entrances and other locations, which shall be changed as directed by RSMD staff, but no less than 1 year.

Stairs

  • Stairs and intermediate landing to be maintained so as to be free of dust, debris, tarter ears, smears, fluff and any other soilage. Particular attention to be given to edges, corners, strings and risers to ensure no accumulation or build up of soilage occurs.

  • Banister rails and balustrades, including side panels, to be free of dust after dusting. Specialist products to be used on appropriate services. I.e. Brass or wood cleaning

  • Spot cleaning and damp wiping to remove all stains, marks, streaks, finger marks or other soilage.

Lifts

  • Runners to be kept free of accumulation of grit, debris and other materials interfering with the operation of the lift doors.

  • Control panels and surfaces to be cleaned and polished so as to be free of finger marks, smears, streaks and any other soilage.

Bins

  • Lined bins to be emptied and have liners replaced as necessary. Accumulations of soilage at edges or on interior sides to be completely removed. All bins to be thoroughly wiped when necessary.

Walls, Doors, Skirting, Screens, Partitions etc.

  • All surfaces to be free of dust and smears after dusting.

  • All finger marks, smears, stain and general soilage to be removed during cleaning by spot cleaning, damp wiping or washing as appropriate, to leave surfaces clean, dry and smear free.

  • No smears, streaks or buildup of soiling, particularly on the skirting and door kick plates to be permitted.

  • Walls to be free of dust and smears after dusting

  • Brightwork and door furniture to be maintained so as to be tarnish free. Metal polish to be washed from brightwork before drying and buffing

Furniture

  • NOTE: In these context if this schedule, furniture shall be taken to include tables, desks, chairs, filing cabinets, lockers, shelving units, cupboards and any similar or related items.

  • All surfaces to be free if dust and smears after dusting.

  • All finger marks, smears, stains and general soilage to be removed during cleaning by spot cleaning, damp wiping or washing, as appropriate, to leave surfaces clean, dry and smear free.

  • No build up or accumulation of soilage on any surface to be permitted. Particular attention to be paid to edges and corners.

  • PVC or other plastic surface to be cleaned by damp wiping or lightly scrubbing with a dilute solution of neutral detergent using the minimum of solution possible to obtain the result. The fabric must be thoroughly dried and buffed after wet cleaning.

  • Upholstered cloth covering to be thoroughly vacuumed including all nooks and crevices. No build up of dust or loose soilage to be permitted.

Fire Appliances, Ledges, Cabinet & Cupboard Tops, Nameplates, Signs, Artwork Etc.

  • To be free of dust, smears, streaks and stains after cleaning.

  • Dust to be suction cleaned from voids between secondary glazing and windows.

Common Parts Not in Daily Use By Tenants

  • Within many of the buildings there are staircases, landings and corridors leading to basement or roof plant rooms that are only accessed by contractors or RSMD staff. These need to be serviced once a month to ensure that they are are free from dirt, dust and rubbish, with all surfaces bring treated In accordance to daily scope
