  • Fire door Standards Being Assessed

  • GENERAL STANDARDS BEING ASSESSED ( These may not be to the certified standards of the door if the manufacturer can not be identified)

    FIRE DOOR: is designed to hold back fire.
    FIRE AND SMOKE DOOR: is designed to hold back fire and smoke.

    DOOR LEAF: The door leaf should be certificated and in good condition with no damage. If no certification is in place an assessment of the door will be made to identify if the door is to the required standard (Notional fire door) or not a fire door.

    Some old doors may still be suitable if in good condition.
    The door leaf should make full contact with the door stops.

    Any glass within the door leaf should be fire rated with standard marks displayed or Georgian wired glass.

    DOOR FRAME AND DOOR STOPS: The frame should be in good condition and fixed secure to the wall.

    The doorstops should be a minimum of 12mm, in good condition and fixed secure to the frame lining.

    Soft wood: 30-minute fire rating
    Hard wood: 60-minutes fire rating

    GAPS BETWEEN THE DOOR LEAF AND FRAME: Gaps should be a minimum of 2mm to allow the intumescent strips to work effectively and a maximum of 4mm for a standard cold smoke seal to cover the gap and prevent smoke from breaching the door set.
    Key Requirements of BS 8214:
    The primary requirement of BS 8214 is the specification for gaps around the perimeter of the door leaf. Fire doors must have a 2-4mm gap around the perimeter of the door leaf to allow for the expansion of materials such as sealant, intumescent strips, and the surrounding frame when exposed to high temperatures during a fire. This gap is critical in ensuring that the door can effectively prevent the spread of fire and smoke without compromising its ability to close securely.

    BS 8214 also recommends the use of linear gap seals to fill the gap between the door leaf and the frame or wall. These seals must be made of fire-resistant materials that can withstand high temperatures and prevent the spread of smoke and flames through the gap.

    INTUMESCENT STRIPS AND COLD SMOKE SEALS: Preferably fitted into the door frame but can be fitted into the door leaf. In good condition and full continuous coverage of the door leaf and frame.
    Smoke seals should fully cover the gap between the door leaf and frame lining.

    Bottom gap: Fire door maximum 8mm, Fire & Smoke door maximum 3mm


    HINGES: Hinges should be fire rated to BS EN 1935:2002 Minimum Grade 11
    There should be 3 hinges on each door, in good condition free from leaks and any combustible packing.

    All screws should be the correct size and all the same with no missing screws supporting the door.
    Intumescent hinge pads should be fitted to prevent heat transfer from the hinge to the frame and door leaf.

    LOCK AND LATCH: Should be fitted securely and holding the door closed without rattling. The door should be able to be opened without the use of a key from the inside.
    Any open locks should have covered to restrict smoke and fire to travelling.

    SELF CLOSING DEVICE: Various self-closers are suitable as long as they fully close the door to the door stops and hold in place. OVERHEAD, PERKO AND SELF CLOSING HINGES are the most common.
    The device should be in good condition with no damage, fixed securely to the door and frame and free from any leaks.

    DOOR FURNITURE: Handles should be well fitted, in good condition and suitable for use.
    Letterboxes need to withstand the effects of fire.

    SIGNAGE: Signage needs to be displayed on the fire doors:
    Communal doors (FIRE DOOR KEEP SHUT)
    Service cupboard doors (FIRE DOOR KEEP LOCKED)

  • If the depth of the damage reveals the core of the door then the fire door leaf should be replaced. Unless the door leaf can be replaced with one of the exact same type by the same manufacturer, a complete replacement fire door-set or fire door assembly should be recommended instead

  • If the door is suspected to have been trimmed beyond its allowed tolerance, the door needs to be replaced

  • This is often due to impact damage to the faces and the edges of the door. There are tested impact protection products for fire doors and these may be used for repairs to the faces and edges, subject to the requirements of the door leaf manufacturer. If the door has been over-morticed at fixing points for hardware such as seals, grille or spy-viewer apertures, hinges and locks? The door leaf should be repaired.
    Damage to the top edge, bottom edge or vertical edges of the door? Depending on the extent of the damage, a repair by using hardwood lipping may be possible. The lipping material should be a suitable hardwood of the correct size and density, and fixed using a suitable adhesive to the requirements of the door manufacturer. (minimum density 640kg/m³. The new timber should be tightly butt jointed and glued in position using urea-formaldehyde adhesive). If the door has been trimmed beyond its allowed tolerance, the door needs to be replaced.

  • The glass needs to be replaced with suitable fire rated glass, fitted in line with the door certification by a competent person

  • Replace the glazing on a like-for-like basis.

  • RECOMMENDED ACTION REQUIRED: Replace the hinges with 3X suitable fire rated hinges: Minimum Grade 11 FD30, Minimum Grade 13 FD60. Recommend intumescent pads are fitted between the metal and wood surfaces to eliminate heat transfer between the surfaces.

  • Screws are missing or suspected unsuitable, which may result in early failure of the door set. Replace the missing screws with like for like items or other steel screw fixings. Screws should be no less than 38mm long and a diameter of not less than 3.8mm. If screws are not uniformed replace them all.

  • When excessive black oil is leaking from the hinges this is a sign that there is excessive wear on the components and that the hinges should be replaced. The black in the oil is metal fragments

  • Replace hinges with fire rated hinges in line with the certification instructions, or minimum Grade11 for FD30 door if not available.

  • RECOMMENDED ACTION REQUIRED: Excessive gaps over 4mm between the door leaf and frame will make the cold smoke seals ineffective. If the door cannot be adjusted / eased to reduce the gaps to within 2-4mm other maintenance may be possible if the door is in good condition: Examples are: Having the door re-lipped by a competent person in line with BM Trada accepted repair techniques is a suitable solution.   • If this is the case then you need to install a new door leaf.

  • 9: THRESHOLD GAP: Fire and smoke door < 3mm Fire door < 8mm. (The gap should be as small as practicable ensuring the door is unlikely to snag on the floor even if the door drops slightly on the hinges)

  • THRESHOLD GAP: mm

  • RECOMMENDED ACTION REQUIRED: If the gap is under 8mm fitting a cold smoke barrier may be acceptable or install a hardwood threshold (Part M compliant) to reduce the gap. Over 8mm install a hardwood threshold (Part M compliant) or replace the door leaf. Any action taken must not restrict the door from fully closing and engaging the lock on the self-closer.

  • RECOMMENDED ACTION REQUIRED: Concealed closers are acceptable as long as they close the door from any angle. If they fail, they should be replaced with overhead closers.

  • RECOMMENDED ACTION REQUIRED: If closer in place if may require adjustment to the latching speed if not install an overhead self-closer and set to fully close the door to the doorstops and engage the latch securely.

A competent fire door maintenance technician should be used to carry out this work.

  • An explanation of notional fire doors
    According to advice by UK government, a notional fire door is a fire door that satisfied the standards applicable to fire door resistance at the time of construction. These types of doors are therefore not the most up-to-date with the latest codes, regulations and tests, and may not have been fitted with intumescent strips and smoke seals, and may not even be constructed correctly.

  • Note: Where there is no certification label / marker present the door will be checked against GENERAL fire door standards. It can not be guaranteed that these were the standards that the door was tested to.

  • What are nominal fire doors?
    The term 'nominal fire door' is used where an existing fire door's fire separation performance cannot be proven but it is assumed that the door will be of a suitable build to act as a fire door.
