Ask AGENT:

  • How long has the seller lived there? Reason for selling.

  • What renovations have been done? How long ago?

  • Ask for the wiring's age. When was the Last rewired? Check for any exposed wires?

  • What's included in the sale? White goods? Curtains? Wood burner?

  • Is there a garage, off-road or on-road or private parking?

  • Where are the gas and electricity meters? How old it is? Check for any rust.

  • Ask if the pipes & walls are insulated, and ensure they are not lead, which would have to be replaced. Is there thermal insulation?

  • Are any fireplaces functional and do chimneys work? Are the chimneys straight?

  • Roof: When was it done? Are there any missing/cracked tiles? Newer roofs have a life expectancy of only 15-20 years.

  • Are there working burglar and fire alarms?

  • How old is the boiler and what's its service history? Where is the boiler (and if it's in a bedroom, is it noisy?)? If the hot water tank is situated in the roof it is probably an old one and may have to be replaced soon.

  • Is there a thermostat to regulates temperature?

  • Overall Is there much scope for extending/renovating/adding value?

  • Is there a loft? If so, how easy is it to access and might there be scope to convert it in the future?

  • When was the consumer unit/fuse box last checked, and how old is it? Check for any rust of damages.

  • Check the radiators for leaks and rust. Do the radiators work properly?

  • What is the property's energy performance certificate (EPC) rating?

  • What's the council tax band? (Also Also check this yourself)

  • Is it in a conservation area or a listed building? This might affect whether you can make changes

Check LIST

  • Turn on your phone Check for a signal to confirm it's not a mobile dead zone

  • Garden How much work/maintenance is required? What direction does it face? (South facing gets the most sun)

  • Are you very overlooked by neighbouring properties?

  • How good is the flooring condition?

  • How long does it take for hot water to come through?

  • Check the water pressure and that how long it takes to get the water hot.

  • Are there any signs of damp/mould/condensation? Check the joint for wet spots, mould, peely wallpaper and condensation on windows. Check inside cupboards too. Use your nose - does it smell musty

  • How many power sockets are there and are they conveniently located?

  • Check windows for locks and the front door for break-in signs

  • Check out for woodchip or other textured wallpaper slapped

  • If there are cracks in the walls/ceiling, are any big enough to put the edge of a 10p in? Look for cracks, brown stains, slow drips and problem leaks. Look especially around where extensions join, end-of-terrace walls, and bay windows

  • Check for missing/slipped tiles. Eye up the gutters and woodwork for potential problems

  • Do Windows and doors open and close easily? Open doors and windows: shut every door behind you make sure they all work. Open cupboards and drawers

  • Single/double/triple glazing Are the frames in good condition? Do the window frames have cracking paint? If there is condensation between double-glazed window-panes it means that they are faulty

  • If you can easily push your finger into wooden window frame, they are usually rotten. New windows need to be installed by a registered approved inspector so you should get a FENSA or similar certificate, which often come with guarantees. Ask if this is the case

  • Do the window /door locks work and are there keys?

  • Bathroom/plumbing: Do the taps work? Inspect the plumbing Flush toilets and turn taps on. Check cupboards underneath sinks are dry

  • Is there a bath/Shower? Is there a shaver socket?

  • What are the general condition and age like for exterior brickwork? Observe outside walls Check for wall cracks, mould and rotten woodwork

  • What state are the drains and gutters in - are they clean, new, moving the water correctly if it's raining?

  • Lift mats and rugs Check for stains and other nasties lurking underneath

  • How long has it been on the market?

  • How much total storage space? Are the rooms big enough for your needs?

  • Have you been fooled by staging? Cleverly placed mirrors, strategic lighting, delicious smells, cosy fires, and fresh licks of paint are all tricks sellers use to make their home more appealing

  • What’s the area like?

  • Are you near a pub or bar or kebab shop that becomes rowdy in the evening?

  • Can you walk to shops to get a pint of milk, or do you have to drive?

  • Is it easy to get to public transport?

  • Are there noisy roads or train tracks nearby?

  • Are you underneath a flight path?

  • Is there a local dump in smelling distance?

  • Are you near a school that makes it impossible to get out of your drive at school run time?
