Maintenance area/storage

  • Is there a separate maintenance/storage building on the property?

  • Is the building secure?

  • Are floors in good condition with no trip hazards on the floor?

  • If there are power tools present are they properly grounded?

  • Are safety guards being used properly on power tools?

  • Are the tools in good working condition?

  • Is there PPE on hand and being used? Do employees have a list of all of the PPE they should be using?

  • Is there an eye washing station onsite? if so is it expired?

  • Are there any flammable liquids present? If so are they stored in a fire proof locker?

  • Are the fire extinguishers in good working condition and inspected on an annual basis?

  • Are ladders being used on property?

  • Are the ladders in good condition?

  • Are the ladders made of fiberglass and non conductive?

Security

  • Are all of the company buildings secure when not in use?

  • Is there an alarm on the managers office/clubhouse?

  • Are there rental units onsite?

  • Do employees have access to the rental units?

  • Where are the keys for the rental units located?

  • Is there a log that is filled out when or who accesses a rental unit?

  • Does the community appear to be well maintained and secure?

  • How is the street lighting in the community?

  • Is the entrance gated?

  • Is there on-site security after hours?

Management awareness

  • Is there a clause in the lease that prohibits illegal activity and could be grounds for eviction?

  • Does on-site management stay in touch with local police for criminal activities that may jeopardize the safety of the community?<br>
