Signage

  • In general is the signage in good condition?

  • Is the signage at the entrance of the community in good condition?

  • Is there proper signage for the leasing/community offices?

  • Is the signage in good condition?

  • Are there towing signs on the property for illegal parking?

Fire Protection Sprinklers

  • Are any of the buildings sprinklered?

  • Are Valves in Open position with no evidence of tampering?

  • Are there any smoke detectors in the buildings?

  • Are the smoke detectors hardwired or battery powered?

  • Are the fire extinguishers in good working condition and inspected on an annual basis?

ADA

  • Take a photo of handicap parking spaces marking on the paving.

  • Take a photo of handicap signage.

  • Take a photo of Striping from handicap spaces to ramps.

  • Take a photo of handicap ramps.

Roof Inspection

  • Are gutters clear and open?

  • Are the roofs clear of debris?

  • Is flashing securely attached?

  • Is there any visible damage to any roofs?

Clubhouse/Community Room

  • Are the hours of operation posted?

  • Is area clean and free of debris?

  • Is the area available for rent? If so is there a fee to rent the area?

  • Is there a kitchen in this area? If so are the outlest equipped with GFCI?
