MAINTENANCE OFFICER TO COMPLETE:

  • Has a physical termite barrier been installed at garage/driveway threshold or anywhere else where the visual barrier has been covered?

  • Is the ground adequately grading away from the slab edge – minimum 50mm over first metre?

  • Is the slab edge termite barrier clear of any algae or efflorescence (signs of moisture)?

  • Is there sufficient fall to the yard gullies?

  • If gravel has been used against the house, is surface drainage effective?

  • Have garden beds & plants been kept away from the slab edge?

  • Has additional drainage been installed to any enclosed garden beds against slab edge?

  • Has “Ableflex” been used to separate owner’s concrete driveways, paths & patios from plumbing & house slab?

  • Are the charged stormwater pipes to the tank holding water?

  • Are the leaf eater/rainwater heads clear of leaves & rubbish?

  • Are the roof valleys & gutters clear of leaves & rubbish?

  • Are roof tiles in good condition – especially around the TV antenna?

  • Evidence of other installations on roof i.e. Satellite dish, TV antenna, solar, PV panels or Christmas lights?

CORAL HOMES ITEMS

  • Is the rainwater tank separated from the house slab? (This only applies to 5000 litre round tanks).

  • Are downpipe brackets in original location? (Signs of movement between downpipe & bracket).

  • If stormwater is run to the kerb, have kerb adaptors been connected?

  • Is the brickwork in good condition – no signs of movement, AJ cracks, mortar cracks, separation at windows or doors?

  • Have exterior site photos of home from each side showing landscaping/drainage etc or any issues requiring letter to client been emailed to sitepics@coralhomes.com.au?

  • If any of these items are Coral Homes responsibility, please ensure you have rectified these items before returning this
    checklist. A letter will be drafted to the client from your above responses. Site pictures are required to assist with any
    future client enquiries on this matter.

  • Are all issues from handover (i.e. QA or Final Walkthrough Sheet) been rectified by supervisor. If not, provide details detail and attach photos.
