  • The Energy Efficiency (Private Rented Property)(England and Wales) Regulations 2015 establish a minimum level of energy efficiency for privately rented property in England and Wales.   • A 30 minute fire door (FD30) will need to be fitted to the lounge/hallway or kitchen/hallway as applicable to protect the fire escape route. This must incorporate intumescent heat strips and cold smoke seals on the top and both sides of the door to be hung using three 3x100mm steel hinges. The full depth of the door must be enclosed in the frame and fitted with a self closing device capable of closing, latching the door and holding it firmly against the rebates of the frame.

Property Owner/Landlord/Agent Agreement

  • I confirm that to my knowledge, this property does not have any asbestos present. I understand that if any major disruptive works are to be carried out to the property, that an asbestos survey will be required and that I will be responsible for arranging any monitoring/encapsulation that may be required.

  • I agree that any works relating to safety and fire safety, including those requirements for the HMO License, including the boarding of ceilings to Hull City Council specifications will be carried out at my expense. I understand that once I have agreed this, Doorstep will arrange to take on the property. I am prepared to undertake the work specified above to be completed. I understand that Doorstep can arrange to carry out the works on my behalf but that I will need to pay for the work in advance. I confirm that I will supply all Required Documentation and Certification, or give permission for Doorstep to acquire the necessary certification at my expense.

  • I agree for Doorstep to arrange for a Professional Deep Clean to be carried out at my property so that the property is clean and ready for the new tenants to arrive. The invoice will be charged to me and deducted from the first rental payment.
