Infomation

  • Any Problems found on site whilst carrying out the summer PPM please contact your managing engineer

Compressor

  • Ensure all compressor contactors are functioning correctly

  • Ensure LT liquid injection is operating. Repair as required

  • Ensure all compressor fixings are secure in line with the manufacturer's instructions. Repair as required

  • Check the tightness of the Rota Lock service valve connection on to the compressor body. Use manufacturer's settings

  • Check the crankcase heater is operational when the compressor is not running. Repair as required

Oil Systems

  • Check the compressor and reservoir oil levels are sufficient. Top up to manufacturers recommendations

  • Take an oil sample (one shot test)

  • Using a differential or calibrated gauge, check the pressure differential between the suction and reservoir for coalescent separators, check pressure drop across internal filter. /replace/repair for optimal performance to manufacturers requirements

System and Pack Control Switches and Controllers, Controls

  • Check and test all pressure switches. (High Pressure, Low Pressure and oil differential switches) Replace/repair defective devices

  • Check the main plant controller power circuit and ensure the plant switches to its back up system

  • Check all plant set points and parameters against commissioning data and/or manufacturers strings. Apply corrections as required

  • Check suction and discharge pressure transducers are reading correctly, Calibrate or replace as required

Filters and Driers

  • Liquid line drier - Remove and replace liquid line drier cores

  • Visually inspect all the pressure vessels in line with PSSR regulations. Report any defects to the customer

  • Check there are no signs of corrosion

Pipe work and Inline Components

  • Check for visual damage and no evidence of oil seepage

  • Check pipe insulation fits and is intact

  • Check all flexible lines and capillaries for evidence of oil seepage

Electrical Panels and Switch Gear

  • Check the condition and functionality of all external illuminated indicators

  • Check all internal cable management including conduit, trunking and tray work

  • Check security and continuity of bonding to all extraneous metalwork and sub circuit components/panel to panel and to point of supply. including fly leads to panel doors

  • Check that electrical panel door isolator/interlock is functional and repair if necessary

  • Check and replace missing panel keys

  • Ensure panel fans are operational and clean internal panel filter

  • Check for signs of overheating or arcing on all internal panel components. Repair/replace components as required

Condensers

  • Non Condensables - Check the system logs for evidence of increased head pressure that cannot be explained by ambient conditions, blocked condenser fins or other external factors

  • Condenser Condition - Check the condition of the condenser fins for signs of corrosion and rot (Inclusive of support structures)

  • Condenser Fans - Ensure all condenser control circuits and contactors are functioning and fans are free running including directional rotation check. Correct any defects as required

  • Condenser Fans - Visually inspect to ensure all condenser fan fixings are in place and secure. Repair/replace as required

  • Condenser Fans - If using EC fan motors, ensure the fan speed is varying as required. Correct any irregular speed outputs

  • Condenser Fans - Where multiple non EC fan motors are being used, ensure the motors are staging as required. Correct any defects

Display Cases

  • Defrost Heaters - Where fitted, check the operation of the defrost heaters. Repair/replace as required

  • Control Set Points - Check that the control set points match the manufacturer's instructions. Correct as necessary

  • Alarm Monitor - Ensure that all fixtures are visible and available on the RDM panel

  • Electrical System Integrity - earthing - Ensure all earth bonding and straps are in place and secure. Repair as required

  • Electrical System Integrity - Condition of electrical control box and components, including all cable management, conduit, trunking and tray work. Repair a required.

  • Door Sliding - Check correct operation and ensure integrity of tracks retainers/fixings, rollers, air-strings, slow-close mechanism and frames conform to manufacturers' specification. Repair or adjust as required

  • Doors Swing/Hinged - Check correct operation and ensure integrity of hinges, hinge plates, retainers/fixings and handles, slow-close mechanism and frames conform to manufacturers specification. Repair or adjust as required

  • Condensate Tray - Check pipe connections, mountings,Check pump operation, Replace if necessary

  • Condensate Tray - Check all electrical connection for signs off moisture ingress repair or replaces as necessary.

Cold Store

  • Defrost Heaters - Where fitted, check the operation of the defrost heaters. Replace if required

  • Trace Heaters - Where fitted, check the operation of the drain pan defrost heaters. Replace if required

  • Control Set Points - Check that the control set points match the manufacturer's instructions. Correct as required

  • Alarm Monitor - Ensure that all fixtures are visible and available on the RDM panel.

  • Electrical System Integrity - earthing - Ensure all earth bondings and straps are in place and secure. Repair as required

  • Electrical System Integrity - Condition of electrical control box and components, including all cable management, conduit, trunking and tray work. Repair as required

  • Fabric - Check walls and ceiling panels for signs of delamination. Report any defects to the Customer

  • Fabric - Check walls and ceiling panels and floors or any signs of wear or damage. Report any defects to the Customer

  • Entrapment Alarms - Ensure that all entrapment and Asphyxiate protection alarms are functional. Repair/replace any defective items

Temperature Alarm Panels

  • Check temperature alarm panels can see all connected fixtures

  • Check temperature alarm panel can dial out.

  • Change back-up batteries in line with the Manufacturer's instructions

HVAC A/C Equipment

  • Condensate Tray - Check pipe connections, mountings. Tighten as necessary

  • Check pump activation Switch condensate tray. Replace if necessary

  • Controllers - check operation in all modes, investigate and fix any faults. Replace as necessary

  • Outdoor Unit - Compressor Running Noise. Check for Abnormal Noise. Repair/Replace as necessary

  • Outdoor/Indoor unit Fan & Motor. Running Noise, check fir abnormal noise. Clean Fan. Replace Motor as required

  • Outdoor/Indoor Unit - Measure Winding Resistance/Insulation integrity of fans/compressors

  • Outdoor Unit heat exchanger and refrigeration connections. Check operation, investigate and fix any faults system. Check defrost activation in heating mode and repair as required

  • Outdoor Unit - check for oil quality/contamination. Clean or replace as necessary

  • Electrical - Check tightness of terminals. Tighten a necessary. Check correct operation of all switches and interlocks.

  • Measure and record the operating currents of all components

  • Lubricate with suitable lubricant all panel locks and hinges

PRV

  • Check all PRVs are in date with the correct pressure rating and are date,tagged.
