Service and Switchboards

  • 1. Photos of switchboard. Please include other photos of meters etc. when required.

  • 2. What circuit protection does the switchboard have?

  • Advise if more information is needed or upgrade required/recommended?

  • 4. Are all switchboards labeled?

  • 5. Are breakers the correct type/rating?

Earthing

  • 15. Is the home properly earthed? i.e earth electrode, water pipes, and M.E.N connection.

  • 16. Is wiring under or above cabinets safe and unexposed?

  • 17. Is the configuration and number of the final sub circuits sufficient so that there are no issues with circuit overload?

  • 18. Does the property have smoke detectors in correct locations?

  • 19. Has client elected to have smoke detectors tested with smoke cans? Please provide cost for client or results of test.

  • 20. Are extension cords all neat and not in permanent use?

  • 21. Is the property free of rodent activity or insect infestation?

  • 22. Does the property have adequate sensor lighting?

  • 23. Is there lighting above the kitchen sink/on the kitchen work bench?

  • 24. Is the lighting in the kitchen pelmet?

  • 25. Are there old low voltage down lights? Should LED lighting be installed? This can be trialled in one area of the property first.

  • 26. Are all light fittings adequate? Shades secured and clean etc.

  • 27. Does the bathroom have adequate exhaust?

  • 28. Is the television system up to digital TV standards? Aerial/cabling.

  • 29. Are all switches or GPOs/outlets intact/not cracked?

  • 30. Has the hot water system been replaced within the last 5 years? Please check date of installation stamped on system.
