  • Welcome Pack

  • A 'Welcome Pack' detailing the facilities on the Park. Company Referral Scheme. Who's who, a copy of the Park Rules and emergency contact numbers.

  • Manufacturer's Handbook, Warranty and Appliance Instructions to be handed over to the Owner(s). Warranty and maintenance services to be fully explained to the Owner(s). New vans are covered by the Manufacturer's Warranty (check exact cover, length and details), used vans are covered by the Hoburne 3 months Warranty.

  • Licence Agreement

  • Contract outlining rights and repsonsibilities of the Caravan Owner(s) and Park Owner (including Park Rules) signed by both parties, with main requirments (length of Agreement, payments for Pitch Fees, rates, ulitities) explained. One copy given to the Owner(s) and one in the Park file.

  • Park Rules

  • Park Rules explained to the Owner(s).

  • Site Licence

  • Position of the Site Licence pointed out to the Owner(s), with explanation of any particularly relevant points (such as arrangements for parking, no storage under unit, or combustible structures between units etc.) and contractual requirments that the Owner(s) does nothing or causes nothing to be done to breach Site Licence.

  • Insurance

  • Insurance requirements/arrangements for the Caravan explained and two copies made. One to be placed in the Park file and one sent to Group Support. The original remains with the Owner(s).

  • Additional Warranty Documents

  • Where applicable additional Warrnanty documents have been explained.

  • No use as a Permanent Residence

  • Planning, Site Licence and contractual requirements against use of the Caravan as a permanent residence has been explained to the Owner(s), including arrangements for all postal communication to be sent to their home address (as documented in Licence Agreement).

  • Sub Letting Agreement

  • Where appropriate two copies of contract outlining arrangements for hiring out the Caravan signed by both parties, with one copy passed to the Owner(s) and the other copy placed in the Park file.

  • Billing dates explained and meter readings to be recorded below:

External Inspection

  • Walk Around

  • Confirm Owner(s) agreement that the exterior of the Caravan is satisfactory (clean, undamaged etc.).

  • Pitch & Siting

  • Is the location tidy and safe with the Caravan sited within local authority rules and to the Owner(s) wishes?

  • Maintenance

  • Explain and refer Owner(s) to maintenance instructions for the exterior of the Caravan and any Park Rules with regard to its exterior condition.

Internal Inspection

  • Cleaning

  • Rate the cleaniness of the Caravan on a scale of 1 to 10 (where 10 = excellent)

  • Fixtures & Fittings

  • Walk through the rooms demonstrating how to use the fixtures and fittings (e.g. television, electric kitchen applicances etc.).

  • Emergency Exits

  • Location and use if emergency exits explained to the Owner(s).

Gas System

  • Usage

  • Use of heater(s), cooker and boiler demonstrated, including location of emergency gas shut-off and appliance isolation taps.

  • Ventilation

  • Importance and role of fixed ventilation explained, pointing out the position if fixed ventilation and emphasising the absolute need that this should not be obstructed.

  • Safety

  • Explanation given of the need for gas installation to be serviced annually by a competent Gas-Safe registered engineer and for a 'Landlord's Certificate' to be provided where the Caravan is let formally or informally to Owner(s)m friends or family.

Electrical System

  • Usage

  • Use of electrical items demonstrated, including appliances, fuse box and cut-off switches.

  • Safety

  • Explanation of the need for Periodic Inspection and testing of the Electrical Installation (3 yearly) by a competent electrician (NICEIC or ECA)

  • Safety (Sub Letting only)

  • Explanation of the need for Portable Appliance Testing (PAT) where the Caravan is let formally or informally to Owner(s), friends and family.

Water System

  • Usage

  • Use of water system demonstrated to Owner(s).

  • Drain Down

  • Explanation given to the Caravan Owner(s) of the need to the water system to be drained down when the Caravan is unoccupied during winter months (Oct to Mar) and the particular care necessary when draining a system fitted with thermoplastic mixing values.

Alarms

  • Smoke

  • Position of smoke detectors pointed out, with an explanation of servicing and battery requirements.

  • Carbon Monoxide

  • Position if audible Carbon Monoxide detectors pointed out, with an explanation of servicing and battery and replacement (usually every 5 years) requirements.

  • Fire

  • Fire prevention notice provided in Caravan, how to raise the alarm in the event of fire and the location of fire points explained to the Owner(s).
