  • It is worth noting that while every effort will be made to inspect the entirety of the property, this is an intrusive but Non-destructive survey. We will endeavor to visually inspect all pipework and mechanical fixtures where practicable however, areas without reasonable access available will be outwith the scope of this report.

Lead Pipe Survey

  • - Check pipe leading to internal stop valve, often under kitchen sink, behind kitchen cupboards or under the stairs.

    - Open the flap of the outside stop valve and inspect the pipe leading towards the property.

    - Check the colour: Unpainted lead pipes are a dull grey colour.

    - Look at the joints: Lead joints are rounded and swollen where two pipes meet.

    - Scratch the pipe gently: Scratches on lead pipe will reveal a shiny metal that is silver in colour.

    - Tap the pipe with a metal object: Lead makes a dull thud rather than a clear ringing produced by copper or steel.

  • Is the property currently occupied with a live tenant?

Cold Water System

  • Is the water system mains fed, private supply or alternative?

  • Can the main external service valve for the property be found?

  • Can the internal service valve for the property be found?

  • Are there any other primary service valves within the property e.g. Garages, outbuildings etc.?

  • Is a cold water storage tank present?

  • Is the cold water tank accessible?

Completion

  • Is there evidence of potential lead containing pipework on the property?
