Is the site free of any features unique to the surrounding are that may affect the site? This includes Public Reserves and the like.
Do the plans accurately show the amount of excavation proposed?
Will excavation comply with the following;
a) <1000mm if closer than 1000mm,
b) <2000mm if >1000mm but <2000mm,
c) <3000mm if >3000mm.
Will the fill platform be less than 1500mm from the wall of the proposal?
Will fill be less than 1000mm?
Will a retaining wall be required?
Is the location of any retaining wall clearly indicated on the plans?
Is the height of any wall lower than a height that will require Engineering Certification?
Will the gradient of the driveway comply with the requirements of AS2890.1-2004?
Does a road opening exist?
Is access available from the roadway to the proposed dwelling?
Will all trees greater than 8000mm in height be greater than 3000mm from the proposal?
Is the site free of any trees look like they could be on a 'Significant Tree Register' held by Council?
Are the setbacks of any dwelling on an adjoining property indicated on the plans?
The site does not appear to be a classified road?

Will separate approval be required for sanitary facilities under the Local Government Act?
Will the location of any utility such as an A/C system, hot water service or the like affect access to the rear yard?
All easements affecting the site are indicated on the plans?
Has a plan of stormwater disposal been provided?
(Ensure that Engineering Hydraulics are not required)
Can the disposal point for the storm water be clearly identified?
Is there an outlet in the kerb and gutter for the stormwater?
Can an approval be issued without acquiring consent under Section 68 of the Local a Government Act for the stormwater?
Is Councils infrastructure free of damage?

Is there a fire hydrant within. 60m of the proposed development?
