Technical Definitions & Abbreviations; MMS = Moisture Measurement System
-
W.M.E. = Wood Moisture Equivalent, a scale measuring moisture in any building material expressed as a % moisture content of wood. Therefore any reading above 20% in any material indicates a hazardous condition, which must be investigated.
-
RH = Relative Humidity, a measure of moisture content in the air. GPK = Grams of water per kilogram of air
-
MC = Moisture Content
-
Details of Instruction We have been asked to undertake a qualitative moisture investigation survey using thermal imagery to determine the source of moisture at the property.

All findings in the survey are based on a qualitative assessment designed to identify potential anomalies highlighted by relative temperature comparisons and moisture content of the areas being tested. Any temperatures identified should not be taken as absolute and due to constantly changing conditions, cannot be repeated precisely.
Recommendations given in this report are intended as a guide only and are based on any information provided and the environmental/weather conditions present at the time of survey. Given different information or environmental/weather conditions Rainbow International reserves the right to change the recommendations.
The recommendations in this report are not intended to be used as construction specifications for the remedial repair work. After selection of appropriate alternatives, detailed construction documents should be prepared by others. The comments included in this report are based solely on visual observations of each consultant and the non-invasive testing that was performed. Findings and conclusions are derived from generally accepted professional principles, and each consultant’s opinions are their own and not necessarily those of other consultants.
All potential concerns highlighted should be verified before action is taken to remedy. Rainbow International cannot accept responsibility for inappropriate actions taken because of the issue of this report.
This report provides a commentary based on observations made and exploratory testing done at the residence. Any recommendations that may be offered for remedial work associated with observed defects as hereinafter reported should not be construed to rectify potential defects that may not have been observed. It is our opinion that the recommendations are reasonable based upon the observed conditions and the requirements of the construction documents prepared by the architect.
It should not be inferred that this report and photographs are a comprehensive catalogue of each and every defect or potential defect which may have existed at the time of our observations. Any cross referencing of photographs in the report does not necessarily reflect each and every condition occurring at the subject site. Rather, this citing of photograph numbers is used to illustrate typical conditions commented upon.
We believe the statements contained in this report are valid as of the date of publication. Changes in the conditions of the building may occur in the future. In addition, changes in applicable codes or appropriate standards may occur. Accordingly, the conclusions of this report may be invalidated, wholly or partially, by changes outside our control. To more accurately determine the extent of the defect or to provide more detailed analysis, additional testing may be beneficial.
This report and all data and information herein may be used without reservation in connection with the purposes intended. It is not intended that this be used for any other purpose, or by any other person, corporate or individual.
We reserve the right to change or alter this report after submissions and data collection by all interested parties has been reviewed, if new facts are received which, in the opinion of the consultants, warrant a change in the report.
Information, estimates and opinions contained in this report are obtained from sources considered reliable, however, no liability from them can be assumed by the consultants.
It is assumed by the authors of this report that the report will be read in its entirety, and understood, including the Limitations of Liability, by anyone relying upon it to make a decision concerning settlement amounts.
