Maintenance Checklist

  • Test emergency phones

  • Test monitored alarms per the alarm company testing procedures

  • Check all circulating pumps and motors for leaks and corrosion. Oil as specified by the manufacturer

  • Confirm all lights noted on Daily PSA Checklists or Weekly Light Inspection Logs (if no PSA) for the current month have been replaced or vendor contacted for service and checklist/logs have been attached in Yardi

  • Inspect manholes to ensure all are properly closed. Notify the applicable party responsible for maintaining the manhole (city, plumbing, or telecom company, etc.) of any issues.

  • Inspect sewer caps to ensure properly in place.

  • Inspect hose bibs for any leaks or other needed repairs.

  • Conduct visual inspection of the gutters and downspouts (from the ground) for needed repairs and vegetation growth.

  • Conduct visual inspection of balconies and balcony railing (from the ground) for needed repairs and/or potential ingress/egress obstructions and fire hazards.

  • Inspect exterior fencing and pedestrian gates for needed repairs.

  • Check vacant units for locked windows and doors.

  • Check vacant units for proper HVAC thermostat setting based on the weather. Must be at the proper temperature to prevent freezing or moisture that will cause mold.

  • Ensure Refrigerant Log is up-to-date.
