Maintenance Procedures

Check for and remove any material that should not be present such as cans, bottles, leaves, and rags
-
Clean the gutters and downspouts
-
Ensure the roof drains are clear
-
Check the water tightness of the roof. Check for the presence of leaks, and inspect any area where leaks have been reported in the past
-
Check for exposed nails that have worked loose from seams, shingles, and flashings. Repair if necessary
-
Check for wrinkles, bubbles, buckles, and sponginess on the built-up roofing
-
Check for exposure of bituminous coating due to loose or missing gravel or slag
-
Check shingles for cracking, loss of coating, brittleness, and edge curl
-
Check to see that roofing membrane and base-flashing sheets are tightly adhered. Loose base flashing can be detected by gently tapping the flashing mid-way between the roof and the vertical surface

Check the seams on the built-up roofing
-
Check for water pooling
-
Check all flashing for wind damage
-
Check lead sleeves on the roof vents for deterioration
-
Check for fungus growth and dry rot
-
Check for damaged, unattached or deteriorated overhanging material and capping
-
Check for flashing flanges that have separated from the roof
-
Check for movement of edging in relation to roof deck or wall
-
Check for missing or loose metal roof-edge strips
-
Check the caulking joints
-
Check for open or broken joints between metal pieces
-
Check the exterior walls, parapets and copings for cracks, movement, and deterioration
-
Check metal counter flashing and termination bars for deterioration and to see that they are properly in place

Check pitch pockets for shrinkage and cracked filler material
-
Remove any material that would hinder drainage from the roof
-
For terra cotta roofs, check that all structural wood members are sound. Check for cracks, rot, or sagging
-
Check all metal for corrosion. Remove corrosion, and apply a protective coating
