  • Are all Utilities on? If not, reschedule inspection

Exterior

  • Front porch and/or entry area clean, free of spider webs, birds/wasp nests

  • Has the exterior been painted so there are no bleed throughs and solid color consistency? This includes siding, trim, fascia, soffits, garage door

  • Are windows free of deficiencies, no cracks, clean and screens installed and undamaged

  • Are gutters properly installed and downspouts secured and guiding rainwater water away from foundation

  • Are sprinklers installed and all zones working,and providing complete spray coverage over lawn and flower beds?

  • Is landscape installed, SOD, all plants, bushes and trees are alive?

  • Is fencing installed and no broken boards or pickets?

  • Gates open freely and latch completely, no significant gaps under fence

  • Are all exterior penetrations caulked including around light fixtures and outlets

  • Hose bibs installed not leaking and have a vacuum breaker?

  • Are all exterior lights working and fixtures installed, securely mounted?

  • Are all utility boxes in yard, such as water meter, sprinkler valves and Backflows have the cover installed?

  • Do exterior electrical outlets have covers to protect from rain?

  • Are roof shingles and rain caps free of deficiencies

  • Are Property address numbers visible from the street?

  • There is no evidence of Termites (mud Tubes) around the foundation or walls of the home?

  • Is there a doorbell installed and works?

  • Is the exterior grading proper to ensure water is pulled away from home into swales for exit to front and back of home

Interior

  • The entire home is clean? Floors, walls, countertops, sinks, windows. fixtures, mirrors, inside cabinets and drawers?

  • All Light fixtures working in all rooms and consitent Color

  • Hot water at all faucet locations

  • Is the home free from any odors

  • Does the Laundry Exhaust Vent work

  • Are Ceiling fans installed, working properly and located in Living area and Master Bedroom

  • Do all windows have cordless blinds, free of defects and operates smoothly?

  • Are all shelving secure and has necessary supports at all closets, pantries and Laundry Rooms. Clothes rod in place?

Paint and Drywall

  • Is interior painted properly without defect?

  • Are all drywall repairs and patches done?

  • Are all baseboards, door trim, window trim, casings, painted and with out any deficiencies?

Kitchen

  • Are Cabinets and countertops/backsplash installed properly, clean, and free of any defects?

  • Do cabinet doors and drawers open and operate freely?

  • Garbage disposal working, free of debris and not rough sounding?

  • Sink Drains freely and no signs of blockage?

  • Are all appliances installed and working properly?

Garage

  • Is Garage Broom swept?

  • Garage door opener and door securely installed and normally operating? Remotes provided?

  • Do the safety features on the garage door work?

  • Are Garage door seals properly installed?

  • Is a Peephole installed on Door to garage?

Bathrooms (all)

  • Are all plumbing fixtures installed and working properly? No leaking at showerhead?

  • Are vanities and countertops installed property?

  • Are all electrical fixtures installed and working properly?

  • Are towel bar and rings and toilet paper holder installed?

  • Are Tubs, vanities, toilets properly caulked?

  • Ensure no leaks are present at Ptraps and water shutoffs

  • Is the Toilet properly installed and secure to floor with bolt caps, flushes properly ?

  • Is the bath exhaust fan working?

Flooring

  • Are Hardwood/Vinyl flooring properly installed and without any deficiencies

  • Is Carpet properly installed, clean and without any deficiencies, no seams visible?

Plumbing

  • Was a stress test of plumbing performed. fill tubs and all sinks with water and release at same time, Run faucets for 5 minutes?

HVAC

  • Is system cooling and hitting target temperature?

  • Is system heating and hitting target temperature?

  • Is drain pan clean and clear of debris?

  • Are clean filters installed?

  • Is there adequate airflow in each room?

  • Are the HVAC units operating efficiently, not noisy and properly installed?

Electrical

  • Are all electrical circuit Breakers properly labeled?

  • Did you test all GFCI/AFI outlets for proper function and the protection feature is working?

  • Are electrical cover plates installed and not cracked?

  • Did you test for proper voltage at all outlets? 120v/240v?

Doors/Windows/Locks

  • Do all doors close properly and no light exterior visible at threshold or top and sides of door

  • Do all locks open and close smoothly without interference. Bifold doors included

  • Is all door hardware properly installed, included knobs, hinges and striker plates

  • Is door free of any defects and fully painted?

  • Do all exterior doors have peepholes installed?

  • Is lockbar installed on sliding glass doors?

  • Do sliding glass doors open/close and lock smoothly?

  • Is Door from home to garage fire rated and have self closing hinges installed?

  • All Windows open and close freely, window locks function as intended?

Miscellaneous
