Inspection Questions

  • NOTE: The condition of the unit should only be considered unacceptable if there are major problems that need to be addressed, like large holes in the walls, heavily damaged floors, etc. Anything that should be a cause for concern. If the condition is truly unacceptable, notify management and describe the problems so that a decision can be made if anything needs to be done.

  • Is the home free of any leaks inside the house?

  • TO-DO: Attempt to repair the leak. If unable, notify management to discuss solution.

  • Is the air filter clean?

  • TO-DO: Install a clean air filter and notify management that this was done because there will be a charge to the resident.

  • Are the smoke detectors hard-wired?

  • TO-DO: Install hard-wired smoke detectors from the materials list

  • Are there working motion activated flood lights on all four corners of the house?

  • TO-DO: Install motion-activated floodlights from the materials list on all four corners of the house. They should be always on, NOT controllable by a lightswitch in the house.

  • Is there an exhaust fan in the bathroom?

  • TO-DO: Install the exhaust fan from the materials list in the bathroom

  • TO-DO: Add tamper proof stickers to appliances, HVAC, and water heater

  • NOTE: For the HVAC equipment, the stickers will go on the fan blades on the condenser unit outside and on the furnace and coils inside.

  • TO-DO: Spray the condenser unit with water to clean it and remove any debris

  • TO-DO: Add rubber feet to attic stairs

  • Take wide-angle photos of each room of the house and close-ups of any potential issues or damage
