Handover Criteria

  • Slab / Screed complete and adequately cured. Floor slab finish 3mm over 3m, flush level access across thresholds to all entrance doors?)

  • All temporary works complete as required: hoardings to shopfront, fencing to site and compounds, temporary fire alarms etc. As required by landlord, fire officer, building<br>control.

  • All external works complete.<br>(Rainwater goods metal RAL7043, external gulley and channel gratings to prevent hazard to customers, trollies?) Manhole covers / inspection chambers to avoid entrance locations and access routes.<br>Landscaping and boundary treatments? Sensitive boundaries - screening - LPA? Car park - (qty spaces, surface drainage, circulation, access?) External lightings?

  • Freezer and matwell recess formed. (Freezer +9m2 requires 125mm recess, matwell recess to be 17mm in depth)

  • Shopfront, auto doors and roller shutters complete (composite panel in place for external ATM)

  • External doors (Soham clear opening of 1050mm)

  • Confirmation that no 3rd party services or ducts are routed through the proposed demised area.

  • Totem base, cage and ducts complete?

  • Section 106 / 278 works complete?

Schedule of defects and outstanding works to be included within the Shell practical completion certificate.

Technical Information

  • Electronic copy of planning permissions and Documentation confirming all planning conditions are discharged to the satisfaction of the local authority.

  • Pre-construction information pack,<br>Construction phase health and safety plan<br>including<br>F10 notification.<br>Form of contract.<br>Project directory.<br>Programme of works.<br>COSHH and technical data sheets.

  • Building control completion certificate.

  • Fire officer approval, comments.

  • Written confirmation from the highways authority that any highway works have been satisfactorily completed. Section 278 agreements to be included within file.

  • Independent roof inspection report with designers comments where applicable.

  • Structural survey and calculations.

  • CCTV survey demonstrating satisfactory drainage both new and where existing is reused with designers comments / acknowledgements. (Access points for rodding to be detailed).

  • Fire stopping installation and accreditation certificate.

  • Steelwork finishes - Certificate for intumescent paint where used.

  • Floor slab compliance survey, engineers confirmation of minimum imposed uniformly distributed live loading of 7.5kn/ m2.

  • Floor level survey if applicable.

  • Geotechnical survey.

  • Approved external lighting scheme.

  • Approved landscaping scheme and layout.

  • Energy performance certificate (EPC)

  • SBEM carbon emissions calculation and BRUKL report together with air leakage test results to show compliance with Part L2A. Required for new builds or where change of use.

  • BREEAM rating required as part of developers permissions?

  • Asbestos R&D survey report.

  • Documentation to confirm the removal of asbestos including the results of an air particle test.

  • Delivery strategy tracking drawing.
