General

  • Type of water: Well or city water (make sure enough capacity to support needs). No rust or signs of discoloration.

  • Gas, Electric or Propane: What type of power is required for the water heater and dryer (most sites use gas water heaters)? Is there more than one utility provider?

  • Utility meters: Are they dedicated to the space or is it CAM - Common Area Maintenance?

  • Electricity capability: Electrical wiring and insulation up to code? Is 3 phase available? Need 3 phase electrical power for commercial laundry units.

  • Electricity capability (FluidAir & Pearl): For FluidAir at least 200 amp service is required and is it expandable? For Pearl a dedicated 20 amp/115 VAC plug (a single phase 220) is required; and will need to be right next to each other for decon.

  • HVAC condition: Is system new, used or even working? Is a HVAC preventative maintenance contract required? Is air-flow appropriate and does insulation meet code (i.e. heat/cooling).

  • IT equipment: Shelving or wall/rack mount available to install/store IT equipment? Phone or ethernet lines installed? Is adequate high-speed internet available?

  • Parking front and rear: Does space allocate enough spaces for employees and service vehicles? For satellite location: is there adequate spacing to load/unload beds from truck? Any issues to access service vehicles after hours? Pot holes or standing water? Paved or gravel? Adequate lighting in parking lot, back and front of building, surrounding the building?

  • Entrances: How will employees and drivers enter and exit? Door bell, keyless entry? Will you have 24 hour access? Are there gates to the facility?

  • Flood plain: Is facility in a flood prone area? Is facility area prone to natural disasters (i.e. fire, etc.).

  • Safe location: Is crime a problem in this area? Is this a gated storage area?

  • Building environment: Who are the neighbors? Is this in a retail area? Near a school with high traffic in the AM and PM?

  • Communication availability: Cell phone coverage? Confirm wireless connectivity for cell phones.

  • Does the facility have a Post office Box? How often do you check it?

  • Pests: Any rodent droppings or pests visible?

  • State or local regulatory requirements; which apply to the SVC? LAW labels, Steri-fab, SDS

  • ADA compliant: Does facility meet all current government regulations?

  • Dumpster location: Does space allow a dumpster be located in a convenient location? Is trash removal community dumpster? Are additional dumpster(s) allowed when needed?

  • Docks: How many? Condition, check weather stripping, bumpers. Do they have electric openers - are dock doors light weight or heavy? If heavy are door openers installed? Will these docks collect water? Docks cannot be shared.

  • Dock levelers: In place? Operational?

  • Drive-up doors: How many? Condition?

  • Tractor trailer access: You will need 100' of open area.

  • All doors and windows: Any water damage? Do door lock appropriately. Do door-bells work? Are doors/windows sealed appropriately.

  • Restrooms: Condition? Quantity? Single use or unisex restrooms? Restrooms cannot be shared with other tenants? Build-out to need. For satellite location: is there restroom access at facility?

  • Employee storage lockers: For employees to store personal belongings.

  • Ceiling: Are there ceiling stains (possible roof leaks)?

  • Condition of walls: Is there loose open insulation? Will they need work (holes in drywall, paint)?

  • Ceiling height: Prefer at least 20'.

  • Lighting: Adequate lighting inside (e.g. QC & repair areas) and outside (e.g. parking lot, back and front of building, building surroundings)?

  • Interior spacing: Does interior space allow for a minimum of 6 feet space between clean and dirty products.

Warehouse

  • Warehouse restrooms: Make sure they are equipped with mirrors, soap dispensers, and paper towel dispensers. Restrooms cannot be shared with other tenants.

  • Building layout: Can you implement a lean product flow? What are the dimensions?

  • Door widths and heights: Ensure you can move products through doors if necessary.

  • Condition of floor: Are office and warehouse floors in need of reconditioning? Any large cracks, divots or stains? Does floor look sealed?

  • Phone locations: As needed, identify on floor plan.

  • Computer workstation: Space needed in Processing Area to complete ERP transactions and printer with scanning capability.

  • Data drops: As needed, identify on floor plan.

  • Exhaust / Ceiling Fans: If required consult with local contractor.

  • Dock lights: Make sure dock area is well lit.

  • Outside electrical: If needed for block heaters, must be GFCI outlets.

  • Sewer type: Any discharge issues (washer and commercial washer)?

  • Plumbing: Can plumbing in warehouse support drains, laundry equipment, slop sink, eye wash stations?

  • Washer location: In Processing Area.

  • Commercial laundry equipment: Can the new facility handle? Review installation documents (no septic tank).

  • Dryer location (electric or gas): In Processing Area, confirm gas or electric (gas is cheaper).

  • Water heater location (electric or gas): Should be adjacent to Processing Area, confirm gas or electric (gas is cheaper).

  • Decon location: In Processing Area - dedicated circuit.

  • Utility sink location: In Processing Area.

  • Eye wash location: Free-standing in Processing Area.

  • Dock bumpers: All docks should have.

  • Dirty Area - dry storage only: Designated space for dirty products and power for frames.

  • Frame QC Area: Need space for dryer, PC work station, folding tables, genie lift, cushion test tables, cushion storage, power for frames, possibly extra lighting.

  • Box QC Area: Need power, tables, moveable racks, PC work station, extra lighting.

  • Repair Area: Need power, extra lights, PC work station, good place to store spare parts and tools, work bench.

  • RMA Area: Should be adjacent to dock area, possible location for UPS terminal, space for packing materials.

  • Ship / Receiving Area: Should be adjacent to dock area, possible location for UPS terminal, space for packing materials.

  • Parts / Supplies Storage: Space/shelving needed for parts and MRO supply storage.

  • Mattress storage: Should be located in Branch Ready Area.

  • Sheet / Cushion storage: In Processing Area.

  • Cushion testing: In Processing Area.

  • Electrical drops / Outlets: Rubber coated quads for drops, quad outlets, higher amp for Decon.

  • Chemical storage: In Processing Area.

  • Fire extinguishers: Required.

  • Floor cleaner: Large service centers only.<br>

  • Warehouse lights: Should be high efficiency, determine if rebates available.

Office Area

  • Arjo logo / Sign: Arjo logo on front door.

  • Assess office space: Does it meet the model? Excess? Shortage?

  • Copier or printer location: Where will this be installed?

  • Electrical outlets: Do you have enough? Do they work? Near data and phone line?<br>

  • Visibility into service center: Is this required from the office?<br>

  • Floor coverings: What is the condition?<br>

  • Lights / Switches: In the right location? Do they work? Are they hot to the touch?<br>

  • Exit / Emergency lights: Do they work? Is there an adequate number of emergency exits (i.e. warehouse, office). Is there an emergency safety area available? <br>

  • Fire extinguishers: Required.<br>

  • Smoke detector: Not required but recommended. <br>

  • Sprinkler system: Required.<br>

  • Facility security (door locks): Keyless entry preferred.<br>

  • Doorbell / Intercom: Is one needed for visitors?<br>

  • Manager office: If applicable.<br>

  • Supervisor area: If applicable.<br>

  • Open work area: If applicable.<br>

  • Breakroom: Counters, electric outlets, sink, cabinets, water heater. Can be a combo conference/break room. <br>

  • Office restrooms: Designated male/female or unisex? Restrooms cannot be shared with other tenants. <br>

  • Window coverings: If needed due to sun or theft deterrent.<br>
