  • Inspect cabinet for signs of rust, wear or failure (provide comments)

  • Inspect all wiring and connections for tightness, signs if overheating, discoloration or compromise of wire insulation

  • Inspect for refrigerant and oil leaks

  • Does this unit have an economizer installed?

  • Inspect Mechanical linkages for wear, tightness, and clearances

  • Lubricate all motors and bearings if applicable

  • Straighten Condenser Coils

  • Verify smooth operation of compressor and fans

  • Record rated and actual fan and compressor running amps

  • Record suction and discharge pressures

  • Check and or test operation of high/low pressure safety devices

  • Is this unit equipped with Discharge and Supply air temperature sensors and control devices?

Evaporative/Blower Section

  • Straighten evaporator coils (up to 10% of the surface area)

  • Check fan cleanliness; inspect wheel, shaft and cage for wear and clearance

  • Check sheaves and pulleys for wear and alignment

  • Check belt for tension, wear, cracks, and/or glazing

  • Ensure TXV bulb is securely mounted and distributor tubes are protected from vibration and rubbing.

  • Check motor starter if applicable

  • Clean and flush evaporator drain pan, P trap and drain line

  • Ensure drain is adequately sized, has proper slope and support

  • Replace air filter with MERV 8 filter or appropriate media

  • Write the date with permanent marker on filter frame. LEED BRANCHES REQUIRE MERV 13 FILTERS

  • Gas Heat?

  • Visually inspect heat exchanger for rust, pitting, and holes

  • Check supply air stream for presence of combustion gasses using a combustion gas analyzer

  • Inspect combustion air or induced draft fan and clean and lubricate if required

  • Verify operation of combustion air flow proving device (Vacuum, manifold or pitot)

  • Verify operation of flame detection device (thermocouple, thermopile, bi-metal)

  • Verify operation of high limit and rollout switches

  • Verify integrity of flue system

  • Verify operation and sequence of gas valve and burner controls

  • Verify proper gas pressure to the unit or manifold

  • Inspect gas line for leaks rust or needed repairs

  • Electric Heat?

  • Inspect all wiring and connections for tightness, signs of overheating, discoloration or compromised insulation.

  • Verify operation of resistive heating element

  • Check and record voltage ad amperage draw and compare to rating of heater

  • Check for proper operation of controls, safeties, high limit switches etc. calibrate if necessary

  • Heat Pump?

  • Verify proper operation of reversing valve

  • Verify proper operation of defrost cycle

  • Verify proper operation of auxiliary heat if applicable

  • Does unit have a Variable Frequency Drive?

  • Verify proper operation

  • Clean heat sink

  • Verify proper DC buss voltage

  • Are there VAV or Fan power units?

  • Inspect all wiring and connections for tightness, signs of overheating, wiring insulation compromised or discoloration

  • Check linkages for wear, tightness, and clearance

  • Verify fan cleanliness, inspect wheel, shaft and cage for wear and clearance

  • Verify sequence of operations as applicable

  • Verify operation of fan and motor

  • Verify valve/actuator operation

  • Check and record voltage and amp draw of resistive heating elements and compare with rating of the heater

  • Check and adjust controls, safeties, high limit switches etc. as needed

  • Replace air filter with MERV 8 filter

  • Write the date on filter frame in permanent marker. LEED branches require MERV 13 filters.

  • Does the site have any pumps that support HVAC operations?

  • Check for leaks on the pump and seals

  • Check inlet and outlet pressures

  • Ensure all drain and weeps are free and clear

  • Lubricate motor and pump bearing as required

  • Record rated amps and actual amp draw

  • Verify smooth operation of pump

  • Are there any Unit ventilators or Make up or air only units?

  • Inspect unit for cleanliness

  • Check dampers for wear, security. linkage adjustments

  • Clean condensate drain pan, P trap and drain

  • Inspect Fan cleanliness, inspect wheel, shaft and cage for wear and clearance

  • Check sheaves and pulleys for wear and alignment

  • Replace Belt

  • Check operation of fan switch

  • Check operation of low temperature safety device

  • Economizer and power exhausts, inspect linkages, motors, and seals calibrate as necessary

  • Boilers? Gas and #2 oil

  • Blow down feed water mud drums

  • Check and test blow valve and level float if applicable

  • Open fire side for cleaning and inspection

  • Check heating surfaces for corrosion, pitting, scale, blisters, bulges and soot

  • Visually inspect refractory for large cracks, broken pieces, or exposed metal

  • Check expansion tank and drain if needed

  • Clean fire inspection glass

  • Perform hydrostatic test if required

  • Check valves, supply piping and solenoids for leaks

  • Replace fuel nozzles

  • Inspect, clean and function test flame scanner and relay

  • Clean and adjust ignition electrode

  • Verify operation of burner fan air flow switch if applicable

  • Inspect and clean burner assembly, fan, blast tube, intake and dampers

  • Verify operation of firing rate motor

  • Inspect flue and barometric damper

  • Preform combustion test and adjust burner for maximum efficiency. Record: firing rate , fuel air ratio, CO2, CO, NOX

  • Perform smoke test

  • Test safety relief valve

  • Verify proper Delta T through boiler

  • Inspect and clean low water cutoff safety device and feed controls

  • Inspect all hot water/steam coils and valves for cleanliness and leaks

  • Steam Traps?

  • Inspect and clean strainer

  • Inspect and clean precipitate drum

  • Check trap for proper operation

  • Gas and Electric Unit Heaters, Heating Only units?

  • Check general condition of unit

  • Verify Fan, fan guards, and louvers are tight and securely mounted

  • Inspect flue barometric damper

  • Verify clean burner assembly

  • Light pilot (if applicable) and fire heater; verify proper flame, combustion air and flue operation

  • Lubricate fan motor if applicable

  • Verify proper operation of temperature control, pilot, high temperature and fan safety devices

  • Inspect all wiring connections for tightness, signs of overheating, discoloration or compromised insulation

  • Verify fan cleanliness; inspect wheel, shaft and cage for wear and clearance

  • Check sheaves and pulleys for wear and alignment

  • Replace Belt and tension properly

  • Fire Dampers?

  • Remove fusible link

  • Check operation of damper mechanism ensure it moves freely and closes fully

  • Reset damper, lubricate damper track and replace fusible link

  • Provide label or tag indicating damper was tested including date.
