ENABLING WORKS ---"Contractor to remove all existing fixtures/fittings/screws and dispose of all off site. Offer and set aside for school for reuse any items in good condition." "Contractor to isolate services and remove all existing installations to suit the new design, including any containment, brackets, clips etc." Contractor to remove all floor coverings complete and dispose off site. "Contractor to allow to undertake temporary alterations to existing area. All debris to be disposed off site." Existing services to be maintained where in the building is still in use. Provide new task lighting to sufficiently undertake the works.

INTERNAL WALLS--- "Supply and install new 30 min fire rated, metal studwork walls to create to internal layout. Ensure an inner skin of 18 mm plywood is installed. Provide new head details up to the new metal roof decking to ensure structural support to tops of walls and full height. Allow to form openings for doorways or other apertures. WALL FINISHES--- "Prepare walls for and including new full coat plaster to the following areas; external walls, internal walls dividing balcony/corridor, columns. Allow prime and repair including patch fill with British Gypsum Thistle HardWall plaster ready to receive new skim coat plaster and ensure all areas are prepared to receive new BG Thistle MultiFinish, 5 mm, 2 coat skim plaster finish to all walls. Allow for all necessary accessories including trims, beads and stops etc and preparation of surfaces in accordance with manufacturer’s recommendations. Leave ready to receive new decorations." Allow to level surfaces between existing areas where walls etc are removed. Allow to hack off loose areas of plaster and patch repair before skim coat. "Replace the existing expansion joints. Sound walls within stairwells may be made good without full plastering works to achieve smooth finish ready for decoration." Works in stairwell ends at second floor level.

CEILING FINISHES--- "Generally (excluding service risers): Provide new suspended ceilings to allow 200 mm clearance below the existing concrete beam frame structure. Use suspended metal frame on 600 x 600 mm exposed grid system and provide new 600 x 600 mm clipped ceiling tiles – use Ecophon Super G A. Allow 12 mm thick timber plywood pattress to all ceiling mounted fittings. Height to be agreed." "Stairwells: Provide and install new MF plasterboard ceiling installed just low enough to allow clearance below concrete frame beams. Use 15 mm FireLine plasterboard. Provide 2 No. fire rated ceiling hatches for access into the ceiling void. Hatches to be minimum 400 x 400 mm square. Hatches to be white pre-finished metal with security locks. Tape and joint leaving ready to receive decorations."

JOINERY WORKS--- "Contractor to supply and install all new internal joinery associated with the tender drawings such as architrave, skirting, window boards etc. Contractor to include all new boxing for hiding pipework and services where these cannot be concealed." "Allow to remove and replace existing architrave, framing and trims to the existing windows and doors and replace with new to allow for new plaster finish to walls. New timber to be painted finish." Include all ironmongery and fire signage to each door. Allow to remove the existing installations complete and make good reveals and surface finishes, including the floor and ceilings. Dispose of all waste off site. Include opening restrictors and floor/wall mounted door stops. Provide costs for the following schedules located on the drawings:" Atrium – Phase 2 (Fire Reinstatement Works) Phase 2 (Within classroom areas) Allow all ironmongery with stainless steel finish including kick plates. Locks to be master key with sub-sets to be confirmed with the school. "Allow for removal of temporary doors to temporary lobbies within phase 1 for use whilst phase 2 completed and make good." FLOORING--- "Supply and install all new floor coverings associated with the drawings. Strip up existing flooring and remove from site. Allow for all preparation works to floors including fast drying levelling compound to prepare floor to smooth out uneven floor areas and full skim coat of up to 3mm thick leaving floor smooth and level ready to receive new floor covering. Allow to make good existing wooden floor areas." "Ensure adequate expansion gaps are provided in existing wooden floors by cutting in new 10mm gaps to perimeter of floor areas." "Provide and install new Polyflor Polysafe Standard PUR sheet (2.5 mm). Installation to be in accordance with manufacturers recommendations. Provide set-in coved skirtings to all areas. DECORATION--- "To all internal walls and ceiling surfaces apply a minimum of one mist coat and two full coats using Crown Clean Extreme Scrubbable Matt coating paint to provide an even uniform finish throughout the building with the substrate properly covered. Colours to be agreed." "To all new and existing joinery apply Crown quick drying water based gloss paint coating. Fully prepare all joinery, prime and fill, architrave mitres to be glued pinned and flush. Additional coats will be applied where necessary to achieve an adequate and uniform coverage. Prime and undercoat and apply two full coats topcoats. Colours to be agreed." SPECIALIST FITTED FURNITURE KLICK--- "Allow for supervision/welfare/waste removal etc associated with the furniture installation. The new fitted furniture for science laboratories including island benches, permitter benches and storage units etc. AEC tender drawings are indicative of the locations of the items. Refer to the specialist furniture drawings and quotation. Include overheads and profits to allow the new fitted furniture to science laboratories to be installed as per the specialist furniture manufacturers plans" The specialist furniture plans, and quotation are sourced separately.

WHITEROCK WALL CLADDING--- "Provide and install new Altro Whiterock wall cladding to all areas as shown on the drawings. Allow for all joints and strips between materials and other finish elements etc."

MECHANICAL SERVICES INSTALLATION---Identify all existing services and isolation points for all relevant services. Survey existing building to enable working drawings to be produced. Provide pre-construction risk assessments and method statements prior to commencing works. Any asbestos refurbishment and demolition survey is required before works commence on site. Allow for arranging the access for the survey, supervision and management of the asbestos surveying company to facilitate the survey. Competitive survey quotations will be sought prior to commencement of the project and the cost expended from the provisional sum. Employ a structural engineer to survey the proposed locations of openings for new services and advise on the specific requirements for forming the openings and sealing and weatherproofing Isolate, drain down and strip out any existing services that have not been removed as part of the refurbishment works

CONTROLS ENGINEERING SERVICES--- Employ a control specialist to design, supply and alter the existing control system to implement the works into the control system. Survey existing control panel. Supply and install a new outstation control panel interlinked with the BMS Test, commission and set to work new controls. Provide updated panel diagrams/schematics. Production of H&S information for inclusion within H&S file and separate O&M documents (inc record drawings and resident/tenant information pack). Provide planned preventative maintenance of the new installations during the 12 months defects period.

(General Electrical--- Liaise with all client staff, sub-contractor and other professional team members and any other parties as necessary throughout the contract. Survey existing electrical installations. Supply and install temporary electrical supplies. Disconnect, remove and dispose all items of controls, switchgear, containment, accessories etc. made redundant by the new installation, all in compliance with the WEEE Directive

Electrical Distribution--- Supply, install and commission a new low voltage distribution system Supply and install supports/framework for new switchgear/isolation switches etc. Supply & Installation of new local distribution boards and associated connections Label all equipment including isolating switches etc. Labels shall be Traffolyte engraved, and screw fixed with round-head screws. Fire Alarms--- Appoint the schools existing maintenance contractor to adapt the existing fire alarm system including the installation of new call points, LED beacons, smoke/heat sensors, combined smoke or heat sensor/sounder/LED beacons including all wiring in LSZH red sheathed, 2.5mm FP200 Gold cable and class 4 galvanised steel conduit. Supply and install all interface devices, to isolate LAB gas solenoid valves and distribution boards. All associated builder’s work, making good and decoration. Test, commission and set to work new electrical installation including test certificates and documentation. Provide fire stopping around luminaires where required or specified. Produce H&S file information and separate O&M documents including record documentation and drawings. Provide maintenance work during the DLP.
