Lighting

Have you checked all lights for any that need bulbs/lamps replaced?
Do you need to check any luminaires that have transformers, control gear or accessories, such as spread lenses, glare baffles or color filters?
Have you checked exterior lights to make sure cables aren’t torn; all screws and hardware should be in place and working?
Have you checked all exit lighting for proper installation and function?
Have you checked all interior lighting for proper installation and function?
Have you checked all exterior lighting for proper installation and function?

Have you changed batteries in smoke and carbon monoxide detectors, flashlights and test instruments?
Have you confirmed that timers and photocells are functioning correctly?
Have you inspected cover plates for cracks and proper tightness?
Have you inspected and clean all exhaust fans?

Have you cleaned the air intake as needed?
Have you changed all air filters as needed?
Have you checked blower motors in operation for excessive noise or vibration?
Have you cleaned motors and ductwork as needed?
Have you checked the condensate drain pan for proper drainage?
Have you checked the flexible duct connectors?
Have you secured any loose guards and panels?
Have you inspected the condition of all electrical hardware and connections?
Have you tested the safety controls and equipment?
Have you checked for proper operation of the interior unit?
Have you inspected the condenser motor bearings for excessive noise or vibration?
Have you inspected the condenser air intake, discharge and coil as required?

Have you inspected compressed air lines regularly; investigate any leaks in piping, tubing or fittings?

Have you monitored oil levels on air compressor pumps and replace as necessary depending on usage?

Have you examined the condition of floors, ceilings and walls for evidence of deterioration?
Have you checked for visible signs of leaks?
Have you inspected for hazards (electrical, mechanical, structural, physical, tripping, etc.)?
Have you checked the condition and operation of faucets, toilets and showers?
Have you tested smoke and carbon monoxide detectors?
Have you tested the fire alarm system?
Have you checked the firefighting equipment?
Have you checked all doors for proper operation; ensure that exits are not obstructed?
Have you inspected the condition of door locks and closures?
Have you ensure work areas and walkways are properly marked?

Have you inspected wear on cart casters and that shelving is properly labeled, organized and secure?

Have you examined the condition of the paint and walls?

Have you cleaned the roof as needed. Use care when working in high places; employ adequate fall protection?
Have you cleaned roof drains and gutters as needed. Test drains and downspouts by flushing them with water?
Have you inspected the condition of the roof?
Have you inspected gutters for adequate anchoring and tighten if necessary?
Have you inspected the stack and all roof penetrations?
Have you removed any plant life growing on the roof?
Have you cleaned up any debris found?
Have you checked the grounds for broken glass and debris?
Have you examined the condition of the sidewalk?
Have you examined the condition of the driveway and parking area?
Have you checked the storm water drains?

Have you inspected plumbing at least annually; investigate any leaks or unusual noises?
Domestic water booster and circulation pump systems require bearing lubrication at least annually; inspect couplings and check for any leaks.
Domestic water heaters and boilers should be fire-tested periodically, using flue-gas analysis to adjust the flue draft and combustion air input to help optimize efficiency.
Remote drinking water chillers need condenser fan motor bearings lubricated annually. Check all contacts for wear and pitting, and run system control tests. Pump down the system and remove the refrigerant according to manufacturer instructions. Drain and replace oil in the compressor oil reservoir, including filters, strainers and traps.
Sump and sewage ejection pumps are replaced on an as-needed basis, but should be checked for function. Exposed pumps should be lubricated annually.
