Are internal work orders completed in a timely manner? Both Reactive & Preventative

Are external work orders completed in a timely manner? Both Reactive & Preventative

Is maintenance connection advised of new assets & disposal of old assets?

Fire Safety

Is the Annual Fire Safety Statement displayed correctly and in date?

Is all fire equipment in good condition and been stamped as tested in the last 6 months?

Are all fire exits, passageways, smoke/fire doors and fire fighting equipment clearly marked and free from obstructions?

Are compartment plans available & are fire/smoke walls clearly marked?

Are fire maintenance and testing serivce records available, can the maintenance officers find them in maintenance connection?

Contractor Management

Are contractors inducted correctly and are they easily identifiable?

Can the Maintenance Officers locate the Police Checks and SWMS for contractors?

Are work permits in place?

Hazardous Materials

Is the Hazardous Materials Management Plan up to date (< 5 yrs old) and readily available?

Have asbestos signs been installed?

Are SDS available for applicable substances?

Are only approved substances being used?


Are kitchen exhausts & plunums being cleaned?

Are grease traps registered and being cleaned regularly?

Are laundry ducts & lint filters being cleaned?


Are RPZ & Backflow prevention devices being tested?

Are TMVs being tested & out of range results being actioned correctly?

Are tests completed for legionella and are positive results being actionaed correctly?

In NSW facilities, are lift registrations displayed correctly?


Does all electrical equipment appear to be in good condition?

Are floors/corridors in clean and good condition, free of obstacles?

Does Front/Public Entry look inviting and pleasant?

Are grounds including internal courtyards well kept?
